CONDITIONS OF APPROVAL <br /> SA-95-7 <br /> Voorhees <br /> On May 16, 1995, the San Joaquin County Community Development Department approved SA-95-7 <br /> subject to the Conditions of Approval listed below. This approval will expire within 18 months of the <br /> date of approval unless (1) all Conditions of Approval have been complied with, (2) all necessary <br /> building permits have been secured and remain in force, and (3) all necessary permits from other <br /> agencies have been secured and remain in force. Unless otherwise specified, all Conditions of <br /> Approval must be fulfilled prior to the establishment of the use and the issuance of any building <br /> permits. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified, and other Ordinance <br /> requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin, 468-3190) <br /> a. BUILDING PERMIT: Submit an 'APPLICATION-COMMERCIAL BUILDING PERMIT'. The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer. This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, driveway gates, existing and proposed utility services, and <br /> grading (refer to the 'SITE PLAN CHECK LIST' for details). A fee is required for the Site <br /> Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for a private right-of-way for Lot 11 of the Small Farms <br /> Improvement Tract, Division G, as shown on the Plan submitted April 4, 1995. <br /> C. STORM DRAINAGE: Storm drainage runoff shall be retained on the site. The drainage <br /> pattern and corresponding storm drain improvements shall be shown on the Site Plan. <br /> Drainage calculations must be attached. <br /> d. ACCESS: At the time of development, the entire length of the private right-of-way shall <br /> be constructed and maintained to the standards required by Section 10.207 of the <br /> Uniform Fire Code and applicable San Joaquin County Improvement Standards. <br /> (Development Title Section 9-1150.15[c]) <br /> 2.
