CONDITIONS OF APPROVAL <br /> SA-90-60 <br /> LEONARD AND GLADYS VIERA <br /> Unless otherwise specified, the approved use shall not be <br /> established nor building permits issued until the applicant has <br /> fulfilled all Conditions of Approval. <br /> 1. Department of Public Works: <br /> Conditions of Approval: <br /> a. No structure shall be allowed within the right-of-way of <br /> Little Johns Creek. <br /> b. Development site shall be graded and drainage established <br /> such that fertilizer will not pollute the storm water <br /> runoff into Little Johns Creek. A National Pollution <br /> Discharge Elimination System permit will be required. <br /> C. A three (3) feet high berm on development site shall be <br /> required to prevent any potential of flooding of the <br /> development site. <br /> ORDINANCE REOUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> d. An Improvement Plan, prepared by a registered Civil <br /> Engineer, showing drainage, driveway access details, on- <br /> site parking, existing and proposed utility services, and <br /> grading, shall be submitted to the Department of Public <br /> Works for approval. <br /> e. Improvements, restrictions, and permits shall be as <br /> required by State Board of Reclamation, State Department <br /> of Fish and Game, and Regional Water Quality Control <br /> Board for draining into Little Johns Creek. <br /> f. The frontage improvement for Jack Tone Road shall be <br /> constructed in conformance with the standards for one- <br /> half of an 84-foot right-of-way farm or estate <br /> subdivision street, with asphalt dike for drainage. <br /> g. Encroachment permit shall be required for work within <br /> road right-of-way. <br />
