THE REQUEST IS TO PHASE THE PROJECT IN FOUR PHASES OVER <br /> SIX YEARS. THE SITE IS LOCATED ON THE EAST SIDE OF JACK TONE ROAD, <br /> 2,000 FEET NORTH OF VERDON ROAD. (DISTRICT 5). <br /> APPLICANT: Tri-Ag. Service, Inc. APN: 183-080-02 <br /> INFORMATION: <br /> The site is not located within a Federal Flood Insurance Administration Designated Flood Hazard Area. <br /> Jack Tone Road has an existing right-of-way width of 80 feet and a planned right-of-way width of 84 feet. <br /> RECOMMENDATIONS: <br /> Conditions of Approval 2d. and 2e. shall be revised as follows: <br /> 2d. The Traffic Impact Mitigation Fee will be required when pareels dre developed. The fee is due <br /> and payable at the time of building permit application. (The fee currently is $656.00 1;884:90 <br /> per 1,000 gross square feet of building as "Warehouse" in the Escalon area. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record.)
