f. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) PA-0400519 required a minimum of 32 parking spaces, including 2 accessible spaces. No <br /> additional parking spaces are required for PA-1200183 pursuant to Development Title Section 9- <br /> 1015.9. (C.C.R, Title 24)(See applicant letter dated December 4, 2012.) <br /> g. SCREENING: All storage materials and related activities, including storage areas for trash, shall be <br /> screened so as not to be visible from adjacent properties and public rights-of-way. Screening shall <br /> be six (6) to seven (7) feet in height. Outside storage is not permitted in front yards, street side <br /> yards, or in front of main buildings. (Development Title Section 1022.4[d][2]) <br /> h. RIPARIAN HABITAT: Parallel to Little John's Creek, a natural open space area for riparian habitat <br /> and waterway protection shall be maintained to provide nesting and foraging habitat and protection <br /> of waterway quality. The minimum width of said open space shall be one-hundred (100) feet, <br /> measured from the mean high water level of the natural bank or fifty(50) feet back from the existing <br /> riparian habitat, whichever is greater. Water-dependent uses may be permitted in this buffer. The <br /> mean high water level and the edge of the riparian habitat shall be shown on the Site Plan. The <br /> open space buffer required above shall be shown on the Site Plans with the following note: <br /> (1) "Pursuant to Section 9-1510.5 of the San Joaquin County Development Title, this area is <br /> designated as a natural open space for riparian habitat and waterway protection. No <br /> development other than water dependent uses shall be permitted in this space." <br /> I. BUILDING CODE REQUIREMENTS: The following California Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction <br /> plans before submittal to the Building Inspection Division: <br /> 1) The proposed occupancy will be S-1. <br /> 2) Provide parking for the physically disabled. The space(s) shall be located as close as possible <br /> to the primary entrance. (C.C.R., Title 24). <br /> 3) Provide identification signs for the parking space(s) including the "tow away" sign at each <br /> entrance or visible from each space (C.C.R.,Title 24). <br /> 4) The slope of a parking space shall not exceed X inch per foot(C.C.R.,Title 24). <br /> 5) Provide one van parking space. <br /> 6) Provide restrooms conforming with all disabled access requirements (C.C.R., Title 24) Uniform <br /> Plumbing Code, Table 4-1. <br /> 7) Engineered plans are required for the warehouses, accessible restrooms, and parking. <br /> 8) A soils report is required. <br /> h. CALIFORNIA FIRE CODE The following California Fire Code and San Joaquin County Ordinance <br /> Code requirements will be applicable and shall be incorporated in the construction plans before <br /> submittal to the Community Development Department for a building permit. <br /> (1) Fire flow and hydrants will be provided for the proposed project by the use of: NFPA 1142 of the <br /> National Fire Code. <br /> Conditions of Approval -2- <br />
