The expansion includes two 9,000 square foot buildings in <br /> two phases. Phase 1 to include a warehouse/shop building.Phase 2,to be completed in 5 years,to <br /> include a warehouse; located on a private access road on the east side of Jack Tone Road, V2 mile <br /> north of Verdon Road, Stockton. (Supervisorial District 4) <br /> PROPERTY OWNER: Robert&Nancy Simas Trust APPLICANT: Roland Construction <br /> ADDRESS: 8372 S. Jack Tone Road APN: 183-080-05 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood Hazard Area. <br /> Jack Tone Road has an existing right-of-way width of 170 feet(130 feet east of centerline) and a planned right-of- <br /> way width of 110 feet. <br /> RECOMMENDATIONS: <br /> 1. For each Phase,the Traffic Impact Mitigation Fee shall be required for any incremental traffic created as a <br /> result of this development. The fee is due and payable at the time of building permit application. The fee <br /> shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published <br /> by the Engineering News Record. (Resolution R-00-433) <br /> 2. For each Phase,the Regional Transportation Impact Fee shall be required for any incremental traffic created <br /> as a result of development. The fee is due and payable at the time of building permit application. The fee will <br /> be based on the current schedule at the time of payment. (Resolution R-06-38) <br /> 3.
