The remainder parcel shall be designated and labeled as "Designated Remainder" on the Parcel <br />Map. (Subdivision Map Act Section 66445) <br />All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br />4. A covenant to grant a perpetual exclusive easement for maintenance and construction along the Calaveras <br />River shall be recorded prior to approval of the parcel map. Said easement shall be no less than fifty feet <br />(50) measured perpendicularly inward (landside) from the Calaveras River bank hinge outward towards the <br />northerly property line, between the east and west property lines of Parcel 1 and the "Designated <br />Remainder" (APN 063-200-04). Contact the Flood Management Division of the Department of Public <br />Works (209-468-7612) for processing said covenant. (California Water Code — Appendix § 79-5) <br />Informational Notes: <br />(i.) Any construction activity that results in the disturbance of at Ieast one (1) acre of soil shall require a State <br />NPDES construction permit. Dischargers whose projects disturb I or more acres of soil or whose projects <br />disturb less than 1 acre of soil and is not part of a larger common plan of development, are required to <br />obtain coverage under the current General Permit for Discharges of Storm Water Associated with <br />Construction Activity (www.swreb.ca,gov/stonnwtr/gen—const.html#const_permit). <br />(ii.) All future building permits for projects located within a Special Flood Hazard Area at the time of permit <br />issuance shall meet the San Joaquin County flood hazard reduction requirements (Title 9, Chapter 9-1605) <br />and all requirements of the State of California (CCR Title 23) that are in force at the time of permit <br />issuance.
