CONDITIONS OF APPROVAL <br /> MS-95-9 <br /> Stephens <br /> Minor Subdivision Application No. MS-95-9 was approved by the San Joaquin County Planning <br /> Commission on July 6, 1995. The effective date of approval is July 16, 1995. This tentative map <br /> approval will expire on July 15, 1998, which is three years from the effective date of approval, unless <br /> (1) all Conditions of Approval have been complied with and (2) a Parcel Map has been filed with and <br /> accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> Identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin, 468-3190) <br /> a. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this <br /> map: <br /> (1) Parcel 1 shall have a minimum lot width of 200 feet. (Development Title Section <br /> 9-610.4) <br /> (2) Parcel 1 and the remainder shall have a minimum lot area of 5 acres, gross. <br /> (Development Title Section 9-610.2) <br /> b. DEVELOPMENT REQUIREMENTS: The following development requirements apply and <br /> shall be shown on the Parcel Map: <br /> (1) The following note shall be placed on the Parcel Map: <br /> • At the time of issuance of a building permit, drainage for Parcel 1 shall <br /> be retained on the site unless a terminal or other public community <br /> drainage system has been developed. <br /> 2. DEPARTMENT OF PUBLIC WORKS: (Staff Contact: Richard W. Hieb, 468000) <br /> a. PARCEL MAP: A Parcel Map is required. (Development Title Section 9-915.2) <br /> b. DESIGNATED REMAINDER: The remainder shall be designated as 'Designated <br /> Remainder' on the Parcel Map. (Subdivision Map Act Section 66445) <br /> C. TRAFFIC IMPACT MITIGATION FEES: The Traffic Impact Mitigation Fee will be required <br /> when parcels are developed. The fee is due and payable at the time of building permit <br /> application. The fee currently is$1,651.00 per single-family dwelling unit in the Lockeford <br /> area. The fee shall be automatically adjusted July 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering News Record.
