CONDITIONS OF APPROVAL <br /> PA-0500730 <br /> Perlegos <br /> Major Subdivision Application No. PA-0500730 was approved by the San Joaquin County Planning <br /> Commission on December 15, 2005. The effective date of approval is December 25, 2005. This <br /> tentative map approval will expire on December 24, 2008, which is three years from the date of <br /> approval, unless (1) all Conditions of Approval have been complied with and (2) a Final Map has <br /> been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be <br /> complied with prior to approval of the Final Map. Those Conditions followed by a Section Number <br /> have been identified as Ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Karla Kuhl,468-3103) <br /> a. TENTATIVE MAP: The Final Map shall substantially conform with the approved tentative map dated <br /> November 8, 2005. <br /> b. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note <br /> shall be placed on the Final Map: <br /> (1) All persons purchasing lots within the boundaries of this approved map should be prepared to <br /> accept the inconveniences or discomforts associated with agricultural operations or activities, <br /> such as noise, odors, insects, dust or fumes. San Joaquin County has determined that such <br /> inconveniencies or discomforts shall not be considered to be a nuisance. <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 200 feet, measured at the front yard setback line. <br /> (Development Title Section 9-610.4) <br /> (2) All parcels shall have a minimum lot area of five(5)acres. (Development Title Section 9-610.2) <br /> d. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirement will be applicable and shall be incorporated in the construction plans before submittal to <br /> the Community Development Department for a building permit: <br /> (1) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> (2) This planning application will require a fire access road to be completed before the County <br /> Surveyors office will file the map for record. Please contact Fire Prevention at 209-468-3380 to <br /> schedule an inspection of the completed road. <br /> (3) The project shall comply with San Joaquin County Development Title Section 9-1150.18, Road <br /> Naming Procedures.
