(4) All undeveloped parcels or portions of undeveloped parcels which are created as a result of this <br /> planning application shall remain free of weeds, debris, or any other combustible vegetation <br /> such as abandoned orchards or vineyards throughout the year to the satisfaction of the fire <br /> jurisdiction having authority(CFC 1103.240). <br /> 2. COUNTY COUNSEL <br /> a. HOLD HARMLESS PROVISION: Pursuant to Section 66474.9 of the Government Code, the <br /> subdivider shall defend, indemnify, and hold harmless the local agency or its agents, officers, and <br /> employees from any claim, action, or proceeding against the local agency or its agents, officers, or <br /> employees to attack, set aside, void, or annul an approval of the local agency, advisory agency, <br /> appeal board, or legislative body concerning a subdivision, which action is brought within the time <br /> provided for in Section 66499.37 of the Government Code. <br /> 3. ENVIORNMENTAL HEALTH DEPARTMENT(Staff Contact: Lisa Medina, 468-3455) <br /> a. The Environmental Health Department requires a soil suitability/nitrate loading study indicating that <br /> the area is suitable for septic tank usage. This must be performed prior to recordation of the <br /> Parcel/Final Map(Development Title Section 9-1105.2[dj). A review fee of$465.00 must be paid at <br /> the time of submittal to the Environmental Health Department. <br /> The sewage disposal system shall comply with the on-site sewage standards of San Joaquin County <br /> prior to approval. A percolation test that meets absorption rates of the manual of septic tank practice <br /> or the EPA Design Manual for on-site waste water treatment and disposal system is required for <br /> each parcel. A permit fee of$93.00 per percolation hole is required. <br /> b. The existing private water well shall be tested for the chemical Dibromochloropropane(DBCP) and <br /> nitrates prior to recordation of the Parcel/Final Map. Samples are to be taken and analyzed by a <br /> State approved laboratory. (Development Title Section 9-1115.7) <br /> c. The applicant shall submit a revised site plan demonstrating the minimum required distance setback <br /> of 10 feet of the agricultural well on Parcel 2 from the proposed easement and/or property line(San <br /> Joaquin County Well Standards, Section 3:1). <br /> d. Construction of individual sewage disposal systems under permit and inspection by the <br /> Environmental Health Department is required at the time of development based on the soil suitability <br /> findings. (Development Title Sections 9-1110.3 and 9-1110.4) <br /> e. Construction of individual domestic water wells under permit and inspection by the Environmental <br /> Health Department is required at the time of development. (Development Title Section 9-1115.3) <br /> 4. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Michael R. Callahan, 468-3000) <br /> a. All improvements shall be in conformance with the current Improvement Standards and <br /> Specifications of the County of San Joaquin. All improvement plans and specifications shall include <br /> a grading plan for each individual lot, if applicable. These improvement plans and specifications are <br /> subject to plan check and field inspection fees and must be approved by the Department of Public <br /> Works prior to approval of the Final Map.
