d. An Irrevocable Offer of Dedication to result in a 25-foot-wide rightof-wav from the west property line <br /> of Parcels 2, 3,6, and 7 shall be required for the future Homestead Lane, and from the north <br /> property line of Parcels 7 and 8 for Underwood Road. A$280.00 fee currently is required for _ <br /> processing, per Development Title Table 9-240.2, in addition to a copy of the Grant Deed and a legal <br /> description of the parcels to be offered for dedication. The fee due will be based on the current fee <br /> schedule. (Development Title Section 9-1150.[b]) <br /> e. The improvements for Homestead Lane and Underwood Road shall be constructed in conformance <br /> with the standards for one-half of a 50-foot-wide right-of-way rural road. The construction of the <br /> improvements will be deferred upon execution by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred Frontage and Roadway Improvement Agreement <br /> with a deposit equivalent to the estimated construction costs prior to approval of the Parcel Map. A <br /> $325.00 fee currently is required for processing, per Development Title Table 9-240.2, in addition to <br /> a copy of the Grant Deed, legal descriptions of Parcels 2, 3, 6, 7, and 8, and an estimate. The <br /> estimate and legal descriptions shall be prepared by a Registered Civil Engineer with a typical <br /> section drawing on a form to be supplied by the Department of Public Works and submitted to Public <br /> Works for approval. As an option, Public Works will prepare the drawing with an estimate for an <br /> additional fee of$140.00. The fee will be based on the current fee schedule. (Development Title <br /> Section 9-1150.2[d][3]) <br /> f. The proposed private cul-de-sac shall be constructed and maintained to the standards required by <br /> Section 10.207 of the Uniform Fire Code and applicable San Joaquin County Improvement <br /> Standards. (Development Title Section 9-1150.15) <br /> g. Drainage from each parcel and from the centerline of the private road frontage shall be retained on <br /> the site and shall be noticed by a statement on the Parcel Map. (Development Title Section 9- <br /> 1135.9) <br /> h. Street lighting shall be provided at the intersection of Jahant Road and the proposed private road. <br /> (Development Title Section 9-1150.11) <br /> i. This subdivision is approved for recording as a single unit; phasing is not approved. <br /> j. A Preliminary Soils Report is required in accordance with County standards for the purpose of <br /> determining the R-Value for the design of the roads. (Development Title Section 9-910.2) <br /> k. A grading plan shall be submitted and approved prior to approval of the Final Map. The grading plan <br /> shall contain the information listed in the UBC,Appendix, Chapter 33, Section 3309, with complete <br /> drainage details and elevations of adjacent parcels. Retaining wall details shall be submitted where <br /> applicable. Grading in excess of 5,000 cubic yards shall comply with Sections 3309.3 and 3309.4 for <br /> "Engineered Grading Requirements." Grading that disturbs more than five acres will require a <br /> National Pollutant Discharge Elimination System permit. The plan shall be retained on the site at all <br /> times during construction. <br /> I. The subdivider shall agree to and shall pay user fees for the utility services from the time <br /> improvements are accepted by the County until the lots are placed on the County tax rolls, or up to <br /> an 18-month period, as the case may be. (Subdivision Map Act Section 66493) <br /> m. A Stop sign shall be installed at the intersection of the private road and Janant Road prior to release <br /> of the first building permit. (Development Title Section 9-1150.2) <br /> n.
