PLANNED DEVELOPMENT <br /> A Tentative Parcel Map has been prepared which will subdivide the 10 Acre parcel into two 5 <br /> acre parcels. Parcel 1 has been developed and contains a SFR,horse barn,hay barn, existing well <br /> and on-site septic system. Parcel 2 is vacant of any structures and has been used for pasture and <br /> horse training. Parcel l will require an on-site septic system and a domestic well. Access , <br /> according to the map, will be along the east property line of Parcel 1 to Parcel 2. Both parcels <br /> access Jahant Road. Jahant Road is a two lane paved County Road. The parcel to the south is 24 <br /> acres of basically pasture. On the east is a 8 acre,residential parcel and a new home under <br /> construction,to the west a 9 acre parcel and a recently constructed large residence. <br /> The site is not in the FEMA 100 year flood zone, according to the map. <br /> SITUS CONDITIONS <br /> The USGS Map compiled from aerial photographs taken 1967-1968 is included in this report and <br /> shows no structures or development on the site. The surface drainage is from NE to SW in <br /> general. The intersection of Elliott Road and Jahant Road, as shown, is the beginning of a small <br /> drainage swale to the NW. Surface drainage does not appear to be a problem at the site. The Map <br /> was photo inspected from 1990 source and as stated on the Map no major culture or drainage <br /> changes were observed. <br /> The 1983 aerial photograph obtained from the S.J. County Surveyor's office shows the SFR and <br /> outbuildings as constructed in 1974. The 10 acre parcel is seen as pasture. No manufacturing or <br /> industrial development is evident on the photo,other than farming. <br /> The Agricultural Commissioner's Office was contacted for any chemical use record or permits <br /> obtained.No record was found for the years 1997-present. <br /> SOIL CHARACTERISTICS <br /> The USDA, Soil Conservation Service published soil data lists the soil type as San Joaquin- <br /> Bruella, and in part is described as follows: Where this unit is used for homesite development, <br /> the main limitations are depth to the very slowly permeable claypan, depth to the hardpan, the <br /> high shrink-swell potential, and low strength in the subsoil. <br /> The 5 acre parcels as shown on the Tentative Map should provide adequate area for disposal of <br /> the clear effluent from the on site septic systems. Soil strata will be determined when the Soil <br /> Suitability Study is completed. <br /> ENVIRONMENTAL QUESTIONNAIRE <br /> The owner has completed an informational questionnaire and returned it for inclusion in this <br /> report. No environmental concerns are indicated in the report.The well water will be sampled by <br /> the lab upon approval of the Tentative Map. <br /> The present owners purchased the parcel in November, 1999. The agriculture use by the previous <br /> owner was pasture. —� <br />
