An Irrevocable Offer and Agreement to Dedicate Road to result in a 25-foot wide right-of-way from the <br /> centerline of Bender Road to the property line shall be required across the frontage of Parcel 1. The <br /> Irrevocable Offer of Dedication shall be made on the Parcel Map. (DevelopmentTitle Section 9-1150.5 <br /> 5. A twenty-five-foot(25') wide proposed private access and utility easement shall be provided for the benefit <br /> of Parcel 2. The requirement for this easement shall be .noticed by a statement on the Parcel Map and by a <br /> recorded Notice of Minor Subdivision Restriction. The statement shall read as follows: <br /> We also hereby make an irrevocable offer to provide a twenty-five-foot wide access and public utility <br /> easement across Parcel 1 for the benefit of Parcel 2 upon conveyance of Parcel I and/or Parcel 2 to <br /> another party. Said easement is not created by this map. <br /> Informational Notes: <br /> (i.) Any construction activity that results in the disturbance of at least one(1) acre of soil shall require a State <br /> NPDES construction permit. Dischargers whose projects disturb I or more acres of soil or whose projects <br /> disturb less than I acre of soil and is not part of a larger common plan of development, are required to <br /> obtain coverage under the current General Permit for Discharges of Storm Water Associated with <br /> Construction Activity (www.swreb.ca.gov/stortnwtr/gen_const.htmIPconst permit). <br /> (ii) All future building permits for projects located within a Special blood Hazard Area at the time of permit <br /> issuance shall meet the San Joaquin County flood hazard reduction requirements (Fitle 9, Chapter 9-1605) <br /> and all requirements of the State of California (CCK"Title 23) that are in force at the time of permit <br /> issuance.
