The proposed zone will not have a substantial, adverse effect on surrounding properties. <br /> • This determination can be made because potential land use conflicts between the <br /> adjacent uses and the residential and agricultural development that may take place <br /> on the parcels that may result from this project have been found to be less than <br /> significant by the Initial Study and Negative Declaration that were prepared for this <br /> project. <br /> PROJECT DESCRIPTION <br /> The project is composed of two applications. The first is a General Plan Text Amendment application that <br /> would revise the General Plan's Policies for Development Land Use/Circulation Element, Appendix A, Page <br /> A-5, to increase the General Plan's agricultural density from 1-16 to 1-32 dwelling units per 160 gross <br /> acres and increase the population density from 3-48 to 3-96 per 160 gross acres (see Attachment A), and <br /> the second is to reclassify a 36.87-acre parcel from AG-40 (General Agriculture, 40-acre minimum parcel <br /> size) to AL-5 (Limited Agriculture, 5-acre minimum parcel size). <br /> The underlying project, which has not been submitted to the Community Development Department, is <br /> expected to be a Major Subdivision application to permit the subdivision of the subject parcel into <br /> approximately seven 5-acre parcels. <br />
