Jahant Road APN: 007-310-11 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood Hazard Area. <br /> Jahant Road has an existing right-of-way width of 40 feet and a planned right-of-way width of 60 feet. <br /> The Traffic hnpact Mitigation Fee shall be required when parcels are developed. The fee is due and payable at <br /> the time of building permit application. <br /> The fire road shall be required to be improved in accordance with the requirements of Uniform Fire Code Section <br /> 10.207. <br /> RECOMMENDATIONS: <br /> 1. A Parcel Map is required. (Development Title Section 9-915.2) <br /> 2. Dedication to result in a 30-foot wide right-of-way from the centerline of Jahant Road to the property line <br /> shall be required across the frontage of APN: 007-310-11. Dedication shall be made on the Parcel Map. <br /> (Development Title Section 9-1150.5) <br /> 3. Structures, fences, landscaping and, any or all obstructions shall be removed from the dedicated right-of- <br /> way,prior to recording the Parcel Map. <br /> 4. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br />
