SITE RECONNAISSANCE AND OWNER STATEMENTS
The site was visited on March 17, 2003 thru a gate on Johnson Road, just south of Bear Creek
and using the former railroad bed. The tentative map prepared by the surveyor shows the land
being divided into four parcels (165 acres) The photos taken during the visit are typical of the
site. Photo "C" shows the water drill rig in operation. No well exists on the four parcel(s). The
operator of the drill stated the drilling was very difficult thru the bedrock. At the time of this
report the status of the new well and potable water is unknown. A four wheel drive vehicle was
able to reach the highest ridge. The center and the perimeter of the parcel was traversed. No
evidence of any former structures or industrial operations was found. This eastern part of San
Joaquin County had may hand dug wells, some as deep as 90 feet. While none were observed, it
is noted one or more could exist and be covered over and not be visable. Cattle were observed on
the parcel to the west and east. Sufficient soil exists to support the grazing operations. Some oak
trees are on the parcel. Bear Creek contained some water but was not a flowing stream on the
date of the visit. The site was clean. All the rails and ties have been removed from the railroad
right of way. Historically trains have been able to use the right of way since approximately 1882.
The railroad shows on the 1939 USGS Map. It has not been used as a railroad for several years.
{C The present owners have famished an environmental statement. The use is grazing and planned `
residential. The land is in the Williamson Act.
Some dredge tailings exist approximately 1 mile south east of the south east corner of the site.
RECORDS REVIEW
Ownershirstees.,.
002. arcel 023-090-01, 81.56 acres, and was owned by Lane
Anna e lements, CA.95227,with situs address of 22205 N. Johnson
Road, Clements. The Lot Line Adjustment is being submitted to increase the total acreage, by
acquiring some of the railroad right-of-way.
Parcel 023-100-32 contains 47. 57 acres, Parcel 023-020-46 contains 36.16 acres,no situs
address. The Property Detail sheets are included.
The Central Valley Regional Water Quality Control Board, 1st Quarter 2003 list was reviewed for
any close proximity site with negative results. This site can be accessed at
www.swrcb.ca.gov/rwgcb5. Local listing of LUST for tanks was negative.
National and Regional data lists were checked by EDR and furnished for this report.
HISTORICAL USE
The information obtained locally and regionally indicates the property has seen little use other
than grazing. Some prospecting was evident by the dredge tailings in Section 30 to the southeast.
3.
