st <br /> CONDITIONS OF APPROVAL- <br /> PA-1000012 <br /> Roche Brothers <br /> Site Approval Application No. PA-1000012 was approved by the San Joaquin County Community <br /> Development Department on March 15, 2010. The effective date of approval is March 25, 2010. This <br /> approval will expireon September 24, 2011,which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured.'and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. - <br /> 1. COMMUNITY DE=VELOPMENT DEPARTMENT(Staff Contact: Rick Griffin, [209] 468-3154) <br /> a. BUILDING PERMIT: Submit an"APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway'access details including gates, on-site <br /> parking, landscaping, signs, existing and.proposed utility services, and grading (refer to the"SITE <br /> PLAN CHECK LIST'for details). Foundation and soils investigation shall be conducted in <br /> conformance"with Chapter 18 of the California Building Code at the time of permit application. A fee <br /> is required for the Site Plan review. (Development Title Section 9-884) <br />{ b. APPROVED!...,PSE: This approval is for the expansion of an existing nut processing facility that <br /> includes the construction of 120,000 square feet of warehouse buildings and a 2.5-acre outdoor area <br /> for-the storage of shells and equipment to be built in five phases as shown on the Plan dated <br /> January 20, 2010. The existing facility includes 18,686 square feet of buildings. Phase 1, building <br /> permits to b(Issued within 18 months, includes the construction of.a 20,000 square foot warehouse <br /> for equipment and processed nuts. Phase 2, building permits to be issues within 36 months, includes <br /> the construction of a 10,000 square foot warehouse for equipment and processed nuts: Phase 3, <br /> building permits to be issued within 48 months, includes the construction of a 30,000 square foot <br /> warehouse for equipment and processed nuts. Phase 4, building permits to be issued within 60 <br /> months, includes the construction of a 30,000 square foot warehouse for equipment and processed <br /> nuts. Phase 5, building permits to be issued within 72 months, includes the construction of a 30,000 <br /> square foot warehouse for equipment and processed nuts. <br /> c. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If the Capital <br /> Facility Fee is applicable, the County shall collect the fees before the issuance of any building <br /> permits. (Development Title Section 9-1245.2) <br />{ d. STORM DMINAGE: Storm water drainage shall be retained on the site. The drainage pattern and <br /> { corresponding storm drain improvements shall be shown on the Site Plan.
