e. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust free surface. Bumper guards shall be provided when <br /> necessary to protect adjacent structures or properties. (Development Title Section 9-1015.5[e]) <br /> (2) A minimum of 21 parking spaces shall be provided, including 1 accessible space, which shall be <br /> van accessible. Accessible spaces shall be located as close as possible to the primary entrance <br /> (C.C.R., Title 24). (Development Title Section 9-1015.9)The existing spaces required for PA- <br /> 0500481 :satisfy this requirement. <br /> f. LOADING: One (1) loading space shall be provided. Each space shall be a minimum of 25 feet in <br /> length and 15 feet in width, and shall have a minimum height clearance of 14 feet. On-site driveways <br /> and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering <br /> areas for delivery vehicles are provided. (Development Title Section 9-1015.6) <br /> g. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br /> sixteen (16)feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty(20) feet wide. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][41) <br /> i LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10)foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Jones Avenue, shall be installed across the frontage of the project site. (Development Title <br /> Section 9-1020.8) The existing landscaping meets this requirement. <br /> j. SIGNS: All portions of any sign shall be set back a minimum of five (5) feet from any future right-of- <br /> way line, including any corner cut-off(snipe). (Development Title Section 9-1710.2[g]) <br /> k BUILDING: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit: <br /> (1) Provide Fire apparatus access within 150 feet of all portions of facility. <br /> (2) Fire department access roads shall be in accordance with section 503.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> Conditions of Approval -2 - PA-1000012 <br />
