e. PARKING: Off-street parking shall be provided and comply with the following: (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently maintained with base material of appropriate depth and asphalt concrete or Portland cement concrete to provide a durable, dust free surface. Bumper guards shall be provided when necessary to protect adjacent structures or properties. (Development Title Section 9-1015.5[e]) (2) A minimum of 21 parking spaces shall be provided, including 1 accessible space, which shall be van accessible. Accessible spaces shall be located as close as possible to the primary entrance (C.C.R., Title 24). (Development Title Section 9-1015.9)The existing spaces required for PA- 0500481 :satisfy this requirement. f. LOADING: One (1) loading space shall be provided. Each space shall be a minimum of 25 feet in length and 15 feet in width, and shall have a minimum height clearance of 14 feet. On-site driveways and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering areas for delivery vehicles are provided. (Development Title Section 9-1015.6) g. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site Plan: (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and sixteen (16)feet for one-way aisles, except that in no case shall driveways designated as fire department access be less than twenty(20) feet wide. (Development Title Section 9- 1015.5[h][1)) h. LIGHTING: Lighting shall be provided and comply with the following: (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g]) (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][41) i LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten (10)foot wide landscaped strip, respecting the ultimate right-of-way width of Jones Avenue, shall be installed across the frontage of the project site. (Development Title Section 9-1020.8) The existing landscaping meets this requirement. j. SIGNS: All portions of any sign shall be set back a minimum of five (5) feet from any future right-of- way line, including any corner cut-off(snipe). (Development Title Section 9-1710.2[g]) k BUILDING: The following Uniform Fire Code and San Joaquin County Ordinance Code requirements will be applicable and shall be incorporated in the construction plans before submittal to the Community Development Department for a building permit: (1) Provide Fire apparatus access within 150 feet of all portions of facility. (2) Fire department access roads shall be in accordance with section 503.2 of the California Fire Code and the standards adopted by the San Joaquin County Fire Chiefs Association.
