The Proffiect site has a General Plan <br /> designation of AIG General A riculture and is zoned AG-40 General j <br /> Agriculture 40-acre minimum The Proiect site is located between Kasson <br /> Road and the west bank of the San Joa uin River 1.7 miles northwest of <br /> Durham Fe&V Road southeast of Tracy. (APN/Address: 241-380-07. 28902 S. <br /> Kasson Road Manteca. <br /> a� , <br /> Environmental Issues <br /> 1.a.b.c.d. Water: <br /> .-After the excavation is completed, the excavated area will be subject to the <br /> 100 year flood. This impact is not expected to be significant because the <br /> end use is farming, in particular row crops. In addition, all mining activities , <br /> will occur during the spring and a summer month (primarily March to <br /> October) after the threat of flooding has passed. River water (from riparian <br /> water rights) will be removed both from'keeping the excavated sand wet <br /> and for sprinkling the haul road on site for dust control. No water will be <br /> released back into the river. The project will correct an existing problem <br /> that has developed as a result of flooding occurrences. The proposed <br /> grading and reclamation activities will have the effect of forcing the river <br /> back into the existing channel. Should any development occur within the <br /> 100 year"A" flood zone designation it will have to comply with <br /> Development Title Section 9-1605 regarding flood hazards. <br /> 2.b. Earth- <br /> The project 'will involve substantial grading which will correct the existing <br /> threat by forcing the river back into the existing channel. The 2004 <br /> Important Farmland Map classifies this property as Columbia fine sandy <br /> loam and is a very deep, poorly drained and nearly level soil on flood <br /> plains. Permeability is moderately rapid with available water capacity as <br /> moderate. Runoff is slow and the hazard of water erosion is slight. The soil <br /> is subject to.:occasional and long periods of flooding. This unit is suited to <br /> irrigated row, field, orchard or vineyards crops. This map unit is in <br /> 5 <br />
