San Joaquin county Project Description <br /> The project would result in changes to the fallowing neighborhoods within the MasterPlan/Specific <br /> Plan II area:Town Center,and Neighborhoods H,1,J,and L.The applicant is also requesting the <br /> elimination of the prior Condition of Approval requiring that Neighborhood I be restricted to active- <br /> adult residents and thereby prohibit school-age children from living in that area.This would require <br /> amendments to the Master Plan,Specific Plan 11,and revisions to the conditions of approval for <br /> Neighborhood 1.Additionally,the applicant is proposing a 16-acre K-8 school site to accommodate <br /> the additional students generated by the proposed change to Neighborhood 1.The applicant is <br /> working with the Lammersville Unified School District CLUSD]to best accommodate the K-12 <br /> students that would be generated because of the changes to Neighborhood 1 to allow for <br /> unrestricted age conditions. <br /> The proposed amendments to the General Plan,Master Plan,Specific Plan 11,Rezoning.and <br /> Condition of Approval are described further in the following sections. <br /> Geotechnical engineering studies have been prepared for Neighborhoods I and J and the Town <br /> Center(ENGEO 2007a,2007h,2019).The recommendations included in these reports,along with <br /> other sound engineering practices,would be incorporated in the design of the project and included <br /> in the improvement plans and specifications. <br /> 2.4.1 Town Center <br /> • Redesignate 5.2 acres of P F(Private Facility-Private]to Residential Medium High(RMH] <br /> with a potential yield of 73 residential dwelling units. <br /> • Relocate 12 acres of PF(Public Facility)earmarked for a future police station from Vivaldi <br /> Street to the southwest corner of Raphael Street and Byron Road. <br /> • Redesignate 4.1 acres of MX CMixed Us e]land uses to Community FarL <br /> • Eliminate a segment of Vivaldi Street(from Raphael Street to Providence)and integrate that <br /> segment into Community Park.This may also require a right-of-way vacation by the MHCSD. <br /> Reference Figure 2-4 For existing and proposed zoning designations for the Town Center. <br /> 2.4.2 Neighborhood H <br /> • Redesignate 11.5 acres from RH(Residential High,Senior)to RMH CResidential Medium <br /> High]with a potential yield of 161 dwelling units. <br /> • Eliminate the Senior designation for a 5-acre RMH parcel with a yield of 70 dwelling units. <br /> Reference Figure 2-4 For Neighborhood H existing and proposed amendments. <br /> 2.4.3 Neighborhood <br /> • Eliminate the active-adult designation from the entire neighborhood by amending the <br /> Master Plan,Specific Plan IL and the approved Tentative Subdivision Map. <br /> • Redesignate 16 acres from Commercial Recreation Open Space COS]to K-8 School. <br /> • Redesignate 5 acres from Commercial Recreation O S to Neighborhood Park. <br /> Reference Figure 2-4 for Neighborhood 1 existing and proposed amendments. <br /> Mountain House master Plan and Speck Plan 11 Public April 2022 <br /> Draft <br /> Amendments and Revisions to approved actions C-F 1011811 <br /> Initial Study/M itiigated Negative Declaration 2-7 <br /> 154328501.1 <br /> Resolution Template 01/2017 <br />
