u v CONDITIONS OF APPROVAL PA-02-12 Mills Planning Application No. PA-02-12 was approved by the, San Joaquin County Community Development Department on February 21, 2002. The effective date of approval Is March 3, 2002. This approval will expire on September 2, 2003, which is 1S months from the effective .date of approval, unless (1) all Conditions of Approval have been complied with, (2).all necessary building permits have been secured and remain in force, and (3) all necessary permits from other agencies have been secured and remain In force. Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled prior to the establishment of the use and the issuance of any building permits. Those Conditions followed by a Section Number have been identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot be modified, and other Ordinance requirements may apply. 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact Leanne Mueller,468-3228) a. IMPROVEMENT PLAN, Submit an"Improvement Plan". The Improvement Plan must be prepared by a registered civil engineer or licensed archbx t. This Plan must show drainage, driveway access details (including gates), on-site parking, landscaping, signs, existing and proposed utility services, and grading (refer to the"SITE PLAN CHECK LIST"for details). A fee is required for the Site Plan review. (Development Title Section 94884) b. APPROVED USE: This approval is a Site Approval to allow the Custom Agricultural Manufacturing use type at an existing facility. The Custom Agricultural Manufacturing use type includes the manufacturing and repair of cusblmized agdoultural'equipment where such equipment is primarily used to support the agricultural economy. Customized agricultural equipment includes specialty agricultural equipment which is not commonly available to farmers on the retail market: This approval is also for an expansion of a previously approved farm machinery repair business as shown on the revised Site Plan dated February 5,2002. The proposed use will be located on 2.54 acres of a 10-acre parcel. (Use Types: Custom Agricultural Manufacturing and Equipment Sales and Repair, Farm Machinery Repair) c. STORM DRAINAGE: Ap,storm water drainage shall be retained on the site. The drainage pattern and corresponding storm drain improvements shall be shown on the Improvement Plan. Drainage calculations prepared by a registered cavil engineer or architect shall be included. (Development Title Section 9-1135) d. MANUFACTURING: Industrial activities shall be conducted entirely within enclosed buildings. e. HOURS of OPERATION: The hours of operation for the facility shall be between the hours of 7:00 a.m. and 7:00 p.m. Deliveries shall occur only during tress hours. f. PARKING: Off-street parking shall be provided and comply with the following: (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently maintained with base material of appropriate depth and asphalt concrete or Portland cement concrete to provide a durable, dust-free surface: Bumper guards shall be provided where necessary to protect adjacent structures or properties.(Development Title Section 9-1015.5[e]) Conditions of Approval -# - PA-02-12
