y (2) A total of 22 parking spaces shall be provided, including one accessible space which shall be van accessible. The accessible space shall be located as close as possible to the primary entrance(C.C.R., Title 24). (Two spaces are required for every 1,000 feet of building area.) (Development Title Section 9-1015.3) (3) Each parking stall shall be an unobstructed rectangle, minimum nine (9) fleet wide and twenty (20)feet.long. (Development Title Section 9-1015.5[b]) g. ACCESS: Access to parking areas shall be provided as follows: (1) Access driveways shall have a width of no less than twenty-five(25)feet for two-way aisles and sixteen(16)feet for one-way aisles,except that in no case shall driveways designated as fire department assess be less than twenty(20)feet wide. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of Kennefick Road, shall be installed across the frontage of the project site. Agricultural production along Kennefick Road can be used to satisfy this requirement. (Development Tale Section 9- 1020.8) j. SCREENING: Screening shall be provided and comply with the following: (1) All storage materials and related activities, including storage areas for trash,shall be enclosed by a screen six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a dedicated street or residential zone shall not be stacked higher than two (2) feet above the adjacent screen. (Development Title Section 9-1022.41e121EA)) k. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be included on the Site Plan. All portions of any sign shall be set back a minimum of five(5) feet from any future right-of-way line, including any comer cut-off (snipe). (Development Title Section 9- 1710.2[g]) I. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin County Ordinance requirements will be applicable and shall be incorporated in the construction plans before submittal to the Building Inspection Division: (1) A housing inspection must be completed for the two residential units on the property, and any necessary repair permits must be issued and finalized. (2) A structural inspection on the old bam must be completed and necessary repair or demolition permits issued and finalized. (3) Provide engineering and obtain permits for cargo containers.
