Staff from the Community Development Department, <br /> Public Works Department, and Municipal Utilities Department have reviewed the request and the <br /> following information is provided as a result of that review. <br /> The proposed use conforms to the City's General Plan. The subject parcel lies within a Community <br /> Facilities District. The owner/developer shall be responsible for all costs involved in the extension of any <br /> sewer mains or laterals to serve this project, as required, to meet City standards. This may include the <br /> ;. extension of the sewer main across the entire frontage of the applicant's property. LAFCO review may be <br /> required prior to any main line extension. The applicant will be required to sign a conditional sanitary <br /> sewer utility service agreement for possible annexation to the City of Stockton. <br /> The subject parcel is located within the City of Stockton's Collection Systern No, 7. It has been <br /> determined that sufficient capacity is available to serve the proposed subdivision at this time. The <br /> required point of connection is located at the maintenance hole in the intersection of South Turnpike Road <br /> and Clayton Avenue. Because the project is located in the County, permits within the San Joaquin <br /> County for work done in the street right-of--way will be additionally required. <br /> The subject parcel lies within the boundary of the South Stockton Community 'Facilities District 90-1 <br /> (Sewer District) and is not currently annexed. As a condition of receiving the City of Stockton sewer <br /> service, the property owner must annex to the District (sign the CFD 90-1 MOU) and pay the District <br /> annexation fee (currently $7,711.09/acre based on the acreage as determined by the legal map size) <br /> prior to recordation of the subdivision map. Please contact Dennis Merkel in the City of Stockton <br /> Permit Center at(209)937-8546 for further details. <br /> All appropriate fees and charges must be paid and the necessary permits obtained before connection to <br /> the sanitary sewer system will be allowed. It should be noted that this letter only represents the condition <br /> of the sanitary sewer system at this time, it does not constitute a reservation of capacity to serve this <br /> project and will expire 12 months from the date it was written. <br /> MARK J.
