2.2 Proposed Development
It is proposed to split the Site into a five-acre homesite parcel and a 35-acre designated
remainder (Plate 3). Ms. Pendergrass stated that she intends to sell the designated
remainder, the uses of the homesite parcel will remain unchanged.
2.3 Topography
A recent U.S. Geological Survey 7.5-minute topographic map was obtained from the
San Joaquin County District Viewer. In the map, the Site is depicted as vacant, hilly
land. The property is located at an elevation of approximately 130 to 155 feet above
mean sea level. Surrounding properties are shown to be vacant land; a structure is
depicted to the east. This map is included as Plate 4 in Appendix 1.
3.0 HISTORICAL RESEARCH
3.1 Aerial Photographs
Live Oak reviewed aerial photographs of the Site provided by the San Joaquin County
Surveyor's Office in Stockton, California. The available photographs were dated 1937,
1952, 1963, 1975, and 1983. Two additional photographs, dated October 1998 and
June 2007, were obtained from the San Joaquin County District Viewer.
In the 1937 through 1983 photos, the northwest corner of the Site appears to be
vineyard. A few trees, part of a small orchard for the adjacent residence to the east, are
present near the northeast corner of the Site. The remainder of the Site appears to be
open, dry-farmed or grazing land. High-voltage power lines cross the Site. The
surrounding properties appear to be open agricultural land and vineyard.
In the 1998 photo, the Site appears to be planted with irrigated pasture or row crops.
An object is apparent near the current location of the irrigation well. The adjacent land
to the north is an orchard, and the adjacent land to the south, west, and east is planted
with irrigated pasture or row crops.
In the 2007 photo, the existing residence and field roads can be seen on the Site. The
western side of the Site appears to be open land, while the eastern side appears to be
planted with orchard. The adjacent properties to the west and south appear to be open
land; the adjacent land to the east is planted with orchard.
These photos are included in Appendix 3 of this report.
LOGE 1220 Page 2
