Such sampling and analysis is esoerially warranrarl 1n the conversion of agricultural land into residential ice, wh0Ch.1Snot the race for this nr_awrty. Should future residents of the subject property be interested in determining the quality of their drinking water, EHD should be contacted for direction regarding the potential for impacts to groundwater from the agricultural history of the property and vicinity. If the property owner or the EHD are concerned about potential nitrate problems on the subject property from its past uses for raising domestic animals, soil samples from the vicinity of the animal pens could be collected and analyzed to determine soil quality. Because no staining was observed in the vicinity of the transformers, the transformers are not considered an environmental threat to the subject property at this time. Should the property owners or the EHD be concerned about PCB contamination from the transformers, PG&E should be contacted to test, retrofit, or replace the transformers. Any wells or septic systems identified which will not remain in use should be abandoned under EHD oversight. Any additional infrastructure or buried debris that may be encountered during site grading or development should be removed and disposed of in accordance with all applicable regulations. Oil and gas drilling on the property produced a dry well therefore no further investigation is recommended. As the site is developed, any stained soil building debris or sources of contamination identified should be characterized and properly disposed in accordance with federal, state, and local regulations. 4.0 LIMITATIONS This report was compiled as a Surface and Subsurface Contamination Report for the subject property. This report contains information and data provided to NOA by several sources. NOA in no way warrants the accuracy or completeness of the information provided to this investigation by those sources. It should be noted that when an environmental assessment is completed without sample collection and quantitative analysis of soil and groundwater beneath the site, as in this study, no statement of scientific certainty can be made regarding latent subsurface conditions which may be the result of on-site or off-site sources. The findings and conclusions of this report are not scientific certainties, but rather, probabilities based on professional judgment concerning the significance of the data gathered during the course of this investigation.
