Surface and Subsurface Contamination Report****APN: 055-170-11"**Parcel Nos.1,2 and 3 10
APM 055-250-27
There are no state or federal standards that apply to drinking water for private
wells. However, special requirements and considerations would be required to provide
safe Dibromochloropropane (DBCP)and Nitrate (NO3)concentrations for all of the three
existing wells on the subject property in the event they are used for the general public's
use.
mitigation Measures: Since no animals were found on the subject property, no
excessive nitrate concentrations are anticipated from animal overpopulation. No
correction for excess nitrate concentrations or dibromochloroprpane(DBCP) is
recommended unless the general public will be drinking water from the wells on the
subject property as a part of the planned development. In the event general public
consumption of the well water should become involved special considerations would be
required to provide safe drinking water.
No chemical residues or spillage of hazardous materials were noted on the subject
property except for the no* l d,,,n, rnnrainerc found at the 3400 West Kingdon
Road address that will need to be properly stored under lock and key if not empty and
cleaned and disposed of at a designated hazardous waste disposal site if empty.
Also as noted already under the"DBCP &Nitrate Concentrations&Underground
Tank" section of this report, a potential need for contamination mitigation measures on
the subject property was encountered when the binder entitled"Underground Tank Site
Mitigation Database List" available in the Environmental Health Department's office was
consulted which listed the address for the subject property as needing such measures
However, further research, study and contacts with representatives of the San Joaquin
County Environmental Health Department and the Central Valley Regional Water
Quality Control Board, which was listed as the lead agency for seeing that the possible
contamination be corrected, resulted in the subject property was not being a site needing
any kind of mitigation measures.
No recorded failure of the septic systems installed was evident or found to cause
any problems of this type of contamination.
The subject property has been subjected only to the agricultural use of producing
agricultural crops and nursery operations. The San Joaquin County Agricultural
Commissioner's records indicate the property owners are notifying the proper authorities
of intended use of pesticides, herbicides and are applying them in compliance with the
rules and regulations for the safe use of them.
Continuing the present conditions and use of the subject property is not expected
to impact ground water nor cause other health hazards.
Walter E.
