Surface and Subsurface Contamination Report****APN: 055-170-11****Parcel Nos.1, 2and 3 2 <br /> APN: 055-250-27 <br /> Except for the three homesites mentioned above, the present 47.52 total acres is <br /> being devoted to the production of grapes with a business name Roma Vineyards,and the <br /> greenhouses comprise a nursery operation conducted under the name of Baba Nursery. <br /> There are three ell omthe subject property. Two are domestic wells. One is <br /> located in the developed area at the southwest comer of the subject property and the other <br /> is located north of the barn situate north of the greenhouses. There is an irrigation well <br /> situate on Parcel 2 and another irrigation well which is shown on the attached"Tentative <br /> Parcel Map"near the Union Pacific Railroad tracks at the easterly end of Parcel I has <br /> been aban oned. The irrigation well located on Parcel 2 is situate at the highest elevation <br /> on the subject property and irrigation water flows north for the land to the north of the <br /> well and flows south for the land to the south of the well. <br /> San Joaquin County Assessor and Recorder records were researched which <br /> revealed that the Iqbaljit S. and Manjiet K. Rai and the Ange and Rosemary Mouttapa <br /> families have owned the subject property in excess of twenty-six years and have devoted <br /> the land to producing grapes and conducting nursery operations during this time and that <br /> is what they are doing at the present time. The area surrounding the subject property is <br /> devoted to agricultural use. There is no apparent evidence indicating the property has <br /> been subjected to industrial or business type use, other than nursery, that would have <br /> contributed possible contamination to the property. <br /> Future Planned Property Use: The planned development will allow the present <br /> property owners to continue to devote the land to agricultural use and operate a nursery <br /> as well as reside on it as they have in the past and are presently doing. <br /> Site Description and Property Search: On January 20,2003 a property search was <br /> made to determine if there were above ground fuel storage tanks, oil drums,kerosene, <br /> other petroleum products and/or other possible contaminant receptacles situate on the <br /> proposed home site parcel, Parcel 3, as well as the remaining parcels totaling 45.52 acres <br /> that could contribute to contamination. <br /> The conditions seen and noted are best described and recorded by the colored <br /> photographs I took and these photographs are included in Appendix I which is attached to <br /> and made an integral part of this report. The photographs in Appendix I were taken from <br /> the locations identified by a circle with a number inside it that is shown on the attached <br /> "Tentative Parcel Map". The letters noted after the number indicate sequence in which <br /> they were photographed.
