PA-0700489 OF JOHN TRINKLE )CIO MCR <br /> ENGINEERING) (APN: 255-310-20) (ADDRESS: 31199 S KOSTER ROAD, <br /> TRACY, CA 95304) <br /> This project is a Zone Reclassification of 16.63 acres from AU-20 (Agriculture-Urban Reserve, <br /> 20-acre minimum) to R-R (Rural Residential). The proposed project site is a portion of a 20.66 <br /> acre parcel zoned AU-20 and designated RIR (Rural Residential) on the 2010 General Plan <br /> Map. <br /> The project is located on the west side of Koster Road, 900 feet north of Durham Ferry Road, <br /> in the community of New Jerusalem, southeast of Tracy. <br /> The Community Development Department has reviewed this application and has the following <br /> comments: <br /> jBackground <br /> The underlying project is likely a Major Subdivision, The 16.63-acre R-R portion of the parcel <br /> would be subdivided into 8 two-acre lots. The 4.03 acre remainder of the parcel, which is <br /> zoned AU-20, would continue the existing use of a Wholesale Nursery, which is not permitted <br /> in the R-R zone. Within the project site is the abandoned Trinkle and Boys agricuitural airstrip. <br /> General Plan Policies <br /> Residential Development <br /> General Plan Volume 1, Policy 1. a. (pg. 1V--18) states the following in regards to areas <br /> designated as Rural Residential: <br /> (1) Density: 1 to 5 dwelling units per 5 gross acres.
