1) The property shall pay for the processing costs and transfer into Zone L-1 within CSA 49 <br /> prior to approval of the Final Map. In addition, the applicant shall pay for the <br /> maintenance and operation of the system from the time the facilities are accepted by the <br /> District until the transferred area is placed on the assessment role of the District. <br /> (Development Title Section 9-1100.5) <br /> i. Prior to approval of the Final Map, the developer shall prepare and record a mechanism that <br /> notices future owners and provides for maintenance of the private roadway. The notice shall <br /> include specific language to maintain roadside ditches on each lot. <br /> j. A stop bar and a stop-sign shall be placed at the intersection of Trinkle Court and Koster Road. <br /> All traffic signs and markings shall conform to the latest edition of the Manual on Uniform Traffic <br /> Control Devices (MUTCD), and/or San Joaquin County Standards and shall be shown on the <br /> improvement plans. (Development Title Section 9-1150.2) <br /> k. If improvements referred to herein are not completed prior to approval of the Final Map, the <br /> subdivider shall execute a Subdivision Agreement with the County of San Joaquin ensuring the <br /> completion of improvements within one (1) year after approval of the Final Map. (Development <br /> Title Section 9-1100.30]) <br /> I. All utilities shall be underground except power transmission facilities of a 35 KV orgreater. Public <br /> utility easements shall be provided along the road frontage of the subdivision and as required by <br /> the public utility companies. (Development Title Section 9-1155.2) <br /> m.-This subdivision -is approved for recording as a single unit; phasing is not approved. <br /> (Development Title Section 9-1100.3) <br /> n. All easements of record shall be shown ontheFinal Map. (Development Title Section 9-910.20) <br /> o. Access rights shall be dedicated and restricted for the following locations on the Final Map. <br /> (Development Title Section 9-1150.5) <br /> 1) Lot 1 along the frontage of Koster Road, excepting therefrom Trinkle Court. <br /> 2) Lot 7 along the frontage of Koster Road, excepting therefrom Trinkle Court. <br /> 3) Lot 4 along the frontage of State Highway 33. <br /> Informational Notes: <br /> This property is subject to the requirements of San Joaquin County Mosquito &Vector Control District <br /> (209-982-4675) and the California Health and Safety Code for the prevention of mosquitoes. Best <br /> Management Practices (BMP) guidelines for stormwater devices, ponds, and wetlands are available. <br /> The project site is located in an area of historical flooding. All future building permits for new <br /> structures shall have finished floors elevated or flood proofed a minimum of two feet above the <br /> highest immediate adjacent natural grade. <br /> New structures shall submit preliminary elevation certificates submitted to Flood Management prior to <br /> issuance of building permit to ensure the minimum floor elevation is established. <br /> New structures shall have final elevation certificates submitted to Flood Management prior to final <br /> inspection. <br /> Structures shall meet the requirements of Development Title Section 9-1605 for the standards of <br /> construction for special flood hazard. <br /> PA-1500038 (SU) Conditions of Approval 3 <br />
