The requirement for <br /> an access easement shall be noticed by a recorded Notice of Deed Restriction on APN 265-090-08. The <br /> statement shall read as follows: <br /> We hereby make an irrevocable offer to provide a sixty-foot access easement across the northerly property <br /> line of APN 265-090-09 for the benefit of APN 265-090-08 upon conveyance of APN 265-090-09 to another <br /> Party- <br /> 5. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable at the <br /> time of building permit application. (The fee shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the Engineering News Record.) (Resolution R-00-433) <br /> 6. The Regional Transportation Impact Fee shall be required for this development. The fee is due and payable at <br /> the time of building permit application. The fee is based on the current schedule. Verification shall be obtained from the Solid Waste Division (468-3066) that this development has met the <br /> requirements of the Waste Plan Format for Development Projects. Final Site Plan is required upon submittal of <br /> verification. <br /> 8. Any development or significant redevelopment project outside of a County NPDES permit area that disturbs <br /> one or more acres of land or that is part of a larger plan of common development shall file a Notice of Intent <br /> (NOI) with the State Water Resources Control Board (SWRCB) to state the intent to comply with the State <br /> "General Permit For Storm Water Discharges Associated With Construction Activity". <br /> 9. Drainage from the site shall be retained on-site by a retention basin and meet the requirements of San Joaquin <br /> County Development Standards. Retention ponds shall be fenced with six (6) foot high chain link fence or <br /> equal when the maximum design depth is 18 inches or more.
