IIP-94-05 OF JEAN <br /> MICHAELIDES (C/O FORE LEISURE CORPORATION) <br /> ----------------------------------------------------------------- <br /> The proposal is a Use Permit Pre-application to develop a golf <br /> driving range, a miniature golf course, a 3 , 000-square foot <br /> clubhouse, and batting cages in two phases. The first phase of the <br /> project will be comprised of the driving range and thirty stations, <br /> the miniature golf course, the batting cages, and the clubhouse. <br /> The second phase will be comprised of an additional thirty driving <br /> range stations. The project is proposed on the easterly twenty- <br /> five acres of a f _fty-acre site located on the east side of Lammers <br /> Road, 2000 feet north of Grant Line Road, northwest of Tracy. <br /> The following pre-application comments are intended to inform the <br /> applicant of preliminary considerations on General Plan and zoning <br /> consistency, traffic/circulation, service requirements, and on-site <br /> development considerations. <br /> GENERAL PLAN/ZONING CONSIDERATIONS: <br /> The site ' s General Plan designation is A/G (General Agriculture) <br /> with a consistent zoning designation of AG-40 (General Agriculture; <br /> forty-acre minimum parcel size) . Table 9-605. 2 of the Development <br /> Title indicates that "Park" use types may be permitted in the AG-40 <br /> zone, subject to an approved Use Permit application. The <br /> Development Title also defines that use type as follows: "Outdoor <br /> areas used for recreation activities which involve large amounts of <br /> open space with minimal development. Typical uses include parks, <br /> golf courses, or nature preserves . " (Development Title Section 9- <br /> 115 , 535{h} ) . A golf driving range is considered a "Park" use type. <br /> Specifically excluded from the definition for "Park" use types are <br /> "Outdoor Entertainment" Ises. The proposed batting cages and <br /> miniature golf course are classified as "outdoor Entertainment" <br /> uses and, therefore, are permitted in the AG-40 zone. <br />
