Development Committee -2- <br /> UP-94-05 <br /> TRAFFIC/CIRCULATION: <br /> The number of traffic trip ends that could be generated by sixty <br /> driving stations may have a potentially significant, adverse impact <br /> on the Level of Service (LOS) for Lammers Road, as well at <br /> intersections in the vicinity of the project site. The project may <br /> also have an adverse effect on the development of a new interchange <br /> at Interstate 205 south of the site. Additional comments on the <br /> issues of traffic and circulation may be provided by the California <br /> Department of Transportation, the Department of Public Works, and <br /> the City of Tracy. The prospective developer should be aware that <br /> the preparation of a traffic study may ultimately be required <br /> either as a Condition of Approval or prior to Planning Commission <br /> consideration. <br /> SERVICE REQUIREMENTS: <br /> The Development Title's Infrastructure Standards states that <br /> development projects in agricultural area may be served by the <br /> following on-site services, subject to meeting other specific <br /> Ordinance requirements: wastewater disposal, well, and storm water <br /> retention pond. Additional comments regarding service requirements <br /> will be provided during the Development Committee meeting by the <br /> Department of Public Works and Public Health Services. <br /> ON-SITE DEVELOPMENT CONSIDERATIONS: <br /> In the event that the Use Permit application is submitted and <br /> approved, the project may be subject to the following on-site <br /> development requirements: <br /> Permanent paving on all parking and maneuvering areas and <br /> driveways; <br /> Enclosure of outdoor trash bins; <br /> Limited outdoor storage of vehicles and equipment associated <br /> with the use; <br /> Minimum aisle and driveway widths as required by the <br /> Development Title' s Development Regulations and the Tracy <br /> Rural Fire District; and <br /> Landscaping in parking areas and automobile parking spaces <br /> provided at the rate of one space per tee on the driving <br /> range, four spaces per 1000 square feet in the clubhouse <br /> (intermediate retail) , 3 . 3 spaces for offices, and . 67 space <br /> per employee on the largest employment shift. <br />
