. �� <br /> CONDITIONS OF APPROVAL <br /> MS-92-68 <br /> FERNANDES & DELIA FAGUNDES <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel. Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9- <br /> 9112) <br /> b. Remainder shall be designated as "Designated Remainder" <br /> on Parcel Map. (Subdivision Map Act Section 66445) <br /> C. Dedication to result in a 25-foot wide right-of-way from <br /> the centerline of Lammers Road to the property line shall <br /> be required across the frontage of Parcel 1. (Planning <br /> Title Section 9-9430, 9-9431) <br /> d. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $2, 164.00 per single family dwelling unit in the Tracy <br /> area. The fee will be $2, 321. 00 per single family <br /> dwelling unit in the Tracy area effective February 17, <br /> 1992. The fee shall be automatically adjusted July 1 of <br /> each year by the engineering Construction Cost Index as <br /> published by the Engineering News Record. ) (Resolution <br /> R-90-304, R-91-1025) <br /> e. The frontage improvement for Lammers Road across Parcel <br /> lshall be constructed in conformance with the standards <br /> for one-half of a 50-foot right-of--way rural road. The <br /> upon execution of the frontage improvements will be <br /> deferred by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent <br /> to their estimated construction costs prior to approval <br /> of the Parcel Map. (A $250.00 fee currently is required <br /> for processing per Planning Title Section 9-10502 in <br /> addition to a copy of the Grant Deed, legal descriptions <br /> of Parcels 1 and an estimate. The estimate and legal <br /> descriptions shall be prepared by a Registered Civil <br /> Engineer with a typical section drawing on a form to be <br /> supplied by the Public Works Department and submitted to <br /> the Public Works Department for approval. As an option <br /> the Department of Public Works will prepare the drawing <br /> and estimate for an additional fee of $100.00, ) <br /> (Planning Title Section 9-2143) <br />
