v -2- Kerry Sullivan COMMUNITY DEVELOPMENT PA-03-116 (SA) RECOMMENDATIONS: 1. An encroachment permit shall be required for work within road right-of-way. (Development Title Sections 9-1145.4 and 9-1145.5) 2. The driveway approach shall be improved in accordance with the requirements of San Joaquin County Standards R-17 prior to issuance of the occupancy permit. (Development Title Section 9-1145.5) 3. The frontage improvements for Larch Road shall be constructed in conformance with the standards for one-half of a 60-foot right-of-way Collector street. The construction of the frontage improvements will be deferred upon execution by the owner of a Deferred Frontage and Roadway Improvement Agreement or a Secured Deferred Frontage and Roadway Improvement Agreement with a deposit equivalent to their estimated construction costs prior to approval of the Improvement Plan. (A $410.00 fee currently is required for processing per Development Title Table 9-240.2 in addition to a copy of the Grant Deed and an estimate for the required frontage improvements. The estimate shall be prepared by a Registered Civil Engineer with a typical section drawing on a form to be supplied by the Department of Public Works and submitted to the Department of Public Works for approval. As an option, the Department of Public Works will prepare the drawing and estimate for an additional fee of$175.00.) (The fee due will be based on the current fee schedule.) (Development Title Section 9-1150.2) 4. The Traffic Impact Mitigation Fee shall be required for this,dlevelopment. The fee is due . and payable at the time of building permit application. (111e 1&li��currently$1,329.00 per 1,000 gross square foot of building designated as Service Commercial in the Tracy area. The fee shall be automatically adjusted July I of each year by the Engineering Construction Cost Index as published by the Engineering News Record.) (Resolutions 00-433) 5. A copy of the Final Site Plan shall be submitted prior to release of building permit. 6. Verification shall be obtained from the Solid Waste Division(468-3066) that this development has met the requirements of the Waste Plan Format for Development Projects. Final Site Plan is required upon submittal of verification. 7. All new structures and/or substantial improvements (including duct-work and all equipments and utilities) shall be elevated a minimum of one (1) foot above the 100-year flood elevation of eleven(11).
