An encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approach shall be improved in accordance with the requirements of San <br /> Joaquin County Standards R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The frontage improvements for Larch Road shall be constructed in conformance with the <br /> standards for one-half of a 60-foot right-of-way Collector street. The construction of the <br /> frontage improvements will be deferred upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to their estimated <br /> construction costs prior to approval of the Improvement Plan. (A $410.00 fee currently is <br /> required for processing per Development Title Table 9-240.2 in addition to a copy of the <br /> Grant Deed and an estimate for the required frontage improvements. The estimate shall be <br /> prepared by a Registered Civil Engineer with a typical section drawing on a form to be <br /> supplied by the Department of Public Works and submitted to the Department of Public <br /> Works for approval. As an option, the Department of Public Works will prepare the <br /> drawing and estimate for an additional fee of$175.00.) (The fee due will be based on the <br /> current fee schedule.) <br /> (Development Title Section 9-1150.2) <br /> 4. The Traffic Impact Mitigation Fee shall be required for this,dlevelopment. The fee is due <br /> . and payable at the time of building permit application. (111e 1&li��currently$1,329.00 per <br /> 1,000 gross square foot of building designated as Service Commercial in the Tracy area. <br /> The fee shall be automatically adjusted July I of each year by the Engineering <br /> Construction Cost Index as published by the Engineering News Record.) <br /> (Resolutions 00-433) <br /> 5. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 6. Verification shall be obtained from the Solid Waste Division(468-3066) that this <br /> development has met the requirements of the Waste Plan Format for Development <br /> Projects. Final Site Plan is required upon submittal of verification. <br /> 7. All new structures and/or substantial improvements (including duct-work and all <br /> equipments and utilities) shall be elevated a minimum of one (1) foot above the 100-year <br /> flood elevation of eleven(11). <br />
