Approve Use Permit No. PA-1000034 with the Findings and Conditions of Approval contained in
the staff report.:,
Findings
1. The proposed use is consistent with the goals, policies, standards, and maps of the General Plan,
any applicable Master Plan, Specific Plan, and Special Purpose Plan, and any other applicable plan
adopted by the County.,
• The establishment, maintenance and operation of an assisted living facility does not
conflict with the General Plan because the use proposed in application PA-1000034 is
consistent with the R1L General Plan designation and is permitted in the R-L zone.
2. Adequate utilities; roadway improvements, sanitation, water supply, drainage, and other necessary
facilities have been provided, and the proposed improvements are properly related to existing and
proposed roadwa s.
• Adequate utilities, access roads, sanitation, drainage and other necessary:..facilities have
been provided and the proposed improvements are properly related to existing and
proposed streets and highways. Projects in the R=L zone may be served by a private septic
system, an.individ6al well, and on-site storm drainage if there are no public facilities
available. Nq services are available, therefore, the project will be served by a private septic
system, an 1hdivid6ai well, and on-site storm drainage.
3. The site is physically suitable for the type of development and for the intensity of development.
• The flat, 2.1-acre property is of adequate size and shape to accommodate the proposed
assisted living facility and all yards, building coverage, setbacks, parking areas and other
requirements of this Title.
ff
4. Issuance of the permit will not be significantly detrimental to the public health, safety, or welfare, or be
injurious to the property or improvements of adjacent properties.
• This finding, can be made because an Initial Study.prepared for this project found no
potentially significant environmental impacts.
5. The use is compatible with adjoining land uses.
• This findingcan be made because, with the Conditions of Approval, the proposed use will
not interfere with or alter the current residential and agricultural uses on adjacent
properties. j
t,
San Joaquin County" PA-10000341Adhikari
Community Development Page 4 t
I
. y
