(3) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide and twenty (20)feet long. (Development Title Section 9-1015.5[b]) (4) All parking stalls and directional arrows must be delineated with paint. (Development Title Section 9-1015.5[d]) (5) All new parking spaces and all circulation drive lanes shall be surfaced and permanently maintained with asphalt concrete over an appropriate base. Bumper guards shall be provided when necessary to protect adjacent structures or properties. f. LOADING: One loading space(s) shall be provided. Each space shall be a minimum of 25 feet in length and 15 feet in width, and shall have a minimum height clearance of 14 feet. On-site driveways and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering areas for delivery vehicles are provided. (Development Title Section 9-1015.6) g ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site Plan: (1) Driveway width at the ultimate right-of-way shall be forty (40) feet maximum. The design of the driveway shall allow trucks to enter and exit the property without entering into the opposing lane of traffic. (2) Access gates shall be recessed from the property line a minimum of sixty five (65)feet. h. LIGHTING: Lighting shall be provided and comply with the following: (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g]) (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) i. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten (10)foot wide landscaped strip, respecting the ultimate right-of-way width of City of Lathrop's unnamed road, shall be installed across the frontage of the project site. (Development Title Section 9-1020.) (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, or other permanent facilities shall be landscaped. (Development Title Section 9-1020.) (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust free. (4) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. The parking area shall be provided with a minimum of five percent(5%) of landscaping within the perimeter of the parking area, not including landscaping along the street frontage. Two trees shall be planted, evenly spaced throughout the parking lot (5) Landscape plans, prepared by a Landscape Architect, shall be submitted with the Site Plans. Conditions of Approval -2 - PA-04-1
