CONDITIONS OF APPROVAL <br /> MS-92-65 <br /> PEDRO HUARTE <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEVELOPMENT SERVICES: <br /> a. The Parcel Map shall not be recorded until the Board of <br /> Supervisors approves the General Plan Text Amendment (GP- <br /> 92-5) that permits 1-32 dwelling units per 160 gross <br /> acres on land designated Agriculture on the General Plan. <br /> 2 . DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9- <br /> 9112) <br /> b. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $3 , 333 . 00 per single family dwelling unit in the <br /> Manteca area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost <br /> Index as published by the Engineering News Record. ) <br /> (Resolution R-90-304, R-91-1025) <br /> C. Dedication to result in a 30-foot wide right-of-way from <br /> the centerline of Lathrop Road to the property line shall <br /> be required across the frontage of APN 206-090-15. <br /> (Planning Title Section 9-9430, 9-9431) <br /> d. The owner shall execute an Irrevocable Offer to Dedicate <br /> a fifty-foot (50 ' wide right-of-way along the easterly <br /> property line of APN 206-090-15. (A $200. 00 fee <br /> currently is required for processing per Planning Title <br /> Section 9-10502 in addition to a copy of the Grant Deed <br /> and a legal description of the parcel to be offered for <br /> dedication. ) (Planning Title Section 9-9204, 9-9380) <br /> e. The frontage improvement for Lathrop Road shall be <br /> constructed in conformance with the standards for one- <br /> half of a 60-foot right-of-way rural road. The frontage <br /> improvements for the right-of-way to be offered for <br /> dedication in Condition d above shall be constructed in <br /> conformance with the standards for a 50-foot right-of-way <br /> rural residential road. The construction of the frontage <br /> improvements will be deferred upon execution by the owner <br />
