� F _ <br /> L Page 4 i A <br /> West Lauffer Road Property <br /> February 16,2006 _ <br /> Job No. 2836-001 <br /> Groundwater <br /> Groundwater in the site vicinity occurs at very shallow depths and is largely dependent on the stage of <br /> the adjacent Mokelumne River, nearby Sacramento River, general tidal fluctuations, and nearby <br /> agricultural pumping activities. Communications with a San Joaquin County Public Water System .. <br /> representative, Ms. Adrian Ellsaesser, indicate that shallow groundwater is encountered between <br /> depths of about one to eight feet and exhibits a general northwesterly flow direction. Ms. Ellsaesser <br /> also stated that most domestic water wells in this area are shallow, extending to depths of only about <br /> 31 50 feet. <br /> PREVIOUS ENVIRONMENTAL INVESTIGATION <br /> Communications with property owner representative,Mr.Bruce Towne, indicate that he is not aware of <br /> any previous environmental investigations for the subject property. <br /> SITE RECONNAISSANCE ' <br /> PRESENT SITE USE ' <br /> General <br /> /The approximate 323-acre subject property is situated in a historically agricultural area of Thornton, San <br /> o Joaquin County, California. The subject property is identified by the San Joaquin County Assessor's <br /> Office as parcel numbers (APNs) 001-030-03 and -04 and is addressed as 13045 and 13500 West <br /> Lauffer Road, respectively. The subject site is generally surrounded by vacant farmland. - The <br /> centerline of the Mokelumne River levee defines the property's westerly boundary; vacant farmland <br /> was observed to the west beyond this river. A Royal Energy Company natural gas well (McCormick _ .. <br /> 41-36) is located immediately southerly of the property. For a better understanding of the subject site <br /> (W location and layout, please refer to Plates 1 through 6; various vicinity maps also are presented in the <br /> Appendix. <br /> f On January 27, 2006 we conducted a reconnaissance of the subject property accompanied by a <br /> property owner representative, Mr. Tim Driscoll. The property is accessed via West Lauffer Road, <br /> which terminates at the on-site southwesterly residence. The subject site currently supports two <br /> it occupied rural farm residences and several associated outbuildings, a former transmission building, <br /> and a portion of West Lauffer Road. The remainder of the property supports vineyards, except for <br /> approximately 40-acres on the far northwesterly portion of the site, whicFsupports a pear orchard. <br /> Several irrigation ditches were apparent on the property and along the southern margin of West <br /> Lauffer Road. We understand that the grape vines were recently removed from the far southeasterly _.. <br /> portion of the property; our observations of this southeasterly area revealed large piles of uprooted <br /> grape vines and recently tilled ground surfaces. A former support building for a UPN Channel 31 <br /> transmission tower is situated on the southwest-central portion of the subject property; we understand <br /> this structure is currently used by the residential tenants to store paints and general building supplies. <br /> The northwestern rural farm residential area includes a modular home, garage, and three silos <br /> converted for domestic and farming supply storage purposes. An additional unoccupied wood-framed <br /> home was also apparent within the northwestern residential area; we understand this house is <br /> scheduled to be transported to an off-site location. <br />
