Our review of EDR's "Orphan Summary" revealed no such <br /> sites relevant to the above criteria and cited ASTM guidelines. <br /> FJ <br /> CONCLUSIONS <br /> /VWe have performed a Phase I Environmental Site Assessment of the subject property in conformance <br /> with the scope and limitations of ASTM Practice E 1527. Any exceptions to, or deletions from this F <br /> practice are described in the Exceptions and Limitations section of this report. This assessment has <br /> it revealed no evidence of recognized environmental conditions in connection with the property, except <br /> for the following: <br /> �• An approximate 500-gallon above-ground diesel fuel tank with secondary containment is located <br /> within the southwesterly residential area; our observations of this tank area revealed petroleum <br /> hydrocarbon staining to surface soils beneath the tank's fill port just outside the tank's secondary <br /> containment structure. It would appear that the stained soils extend more than four inches = <br /> beneath ground surfaces. Limited screening sampling/testinggof soils in this tank area is <br /> recommended. _ <br /> �• In our experience, surface soils on properties.that have supported many years of orchard farming <br /> have the potential to contain elevated concentrations of agricultural chemicals such as lead- <br /> arsenate and persistent organochlorinated pesticides -in surface soils. Given this, it is <br /> recommended that limited screening sampling and laboratory analysis of near surface soils be <br /> performed within the northwest portion of the property that has historically supported an orchard. - <br /> During our recent reconnaissance we observed two domestic water wells on the subject property; if qV <br /> any planned redevelopment of the property does not include the use of these wells, they should be tT <br /> abandoned in accordance with State and County regulations. <br /> Several of the current structures associated with the on-site residences were reportedly constructed prior <br /> to 1975. Due to the age of the on-site buildings, it is possible that asbestos containing building materials <br /> are present. An asbestos survey would be required prior to any significant renovation or demolition _ <br /> activities. <br /> /Our research of government agency information indicates that there have been no reported <br /> contamination conditions of a sufficient magnitude or proximity considered threatening to the <br /> environmental integrity of the subject property. - <br /> STATEMENT OF QUALIFICATIONS <br /> JlRaney Geotechnical, Inc. is a geotechnical and environmental engineering firm located in West _ <br /> Sacramento, California. The firm was founded in 1979; current professional staff includes licensed - <br /> engineers and geologists, environmental specialists, and a Certified Asbestos Consultant. The firm was <br /> involved in environmentally related geotechnical and hydrological studies as early as 1981, shortly after <br /> the enactment of the Superfund legislation. These early environmentally driven studies were performed <br /> for uranium and coal mining clients in the mountain west, and included regional geology, groundwater <br /> quality, soil chemistry, surface water hydrology, and geotechnical engineering.
