LAUREL STREET, <br /> STOCKTON) <br /> The applicant has submitted the above referenced Minor Subdivision Pre-Application to <br /> subdivide one 0.50 acre parcel into three parcels. Parcel One to contain 7,500 square <br /> feet, Parcel Two to contain 5,100 square feet, and Parcel Three to contain 5,000 square <br /> feet. <br /> Existing uses of the parcel include one single family residence. <br /> The project site is located on the east side of Laurel Street, 195 feet south of Michael <br /> Avenue, east of Stockton. <br /> The property has a General Plan designation of R/L (Low Density Residential) and is <br /> zoned R-L (Low Density Residential). <br /> The Community Development Department has reviewed the proposed Minor Subdivision <br /> Pre-Application and offers the following comments: <br /> Storm Drainage <br /> This parcel is within the urban community of Stockton. Development Title Section 9- <br /> 1135.3 (a) states that "within an urban community, development projects shall be served <br /> by an existing public agency. Subdivision drainage facilities shall discharge into a <br /> terminal drain, except that an agency retention basin may be an acceptable alternative <br /> where permitted by a Master Plan or Special Purpose Plan." <br />
