Will Serve Letters <br /> Will Serve letters will be required from the City of Stockton for sewer and from California <br /> Water Service for water. These letters must be received by the Community <br /> Development Department with the submittal of the full application. Before the project <br /> can be approved, the Department of Public Works must determine that public storm <br /> drainage can be provided. <br /> Existing Structures <br /> The parcel currently has a 1,657 square foot single family residence and two storage <br /> containers on it that are not shown on the site plan. All structures will need to be shown <br /> on the revised tentative map. <br /> Oak Trees <br /> There possibly are three (3) oak trees on the property. Any oak trees need to be <br /> identified with their truck diameters and shown on the revised tentative map. <br /> Setbacks <br /> The existing single family residence must be consistent with the setback requirements in <br /> Development Title Table 9-310.3. The front yard setback must be twenty (20) feet, the <br /> side yard setback must be five (5) feet, and the rear yard setback must be ten (10) feet. <br /> The setbacks for the residence must be shown on the revised tentative map. <br /> Easement <br /> A twenty-five (25) foot easement is shown on the site plan to access Parcel 2 and Parcel <br /> 3. It is unclear from the site plan as to which parcels the easement belongs. This issue <br /> must be clarified on the revised tentative map. <br /> Next Step <br /> When the applicant is ready to submit the full application, it will be necessary to do the <br /> following: <br /> • Submit seven copies of a completed Minor Subdivision Application form. <br /> • Submit seven copies (18" x 26") of the revised tentative map and two reduced <br /> copies (8 '/" x 11") of the revised tentative map. <br /> • The tentative map must show adjacent owners names, existing structures and <br /> their setbacks, easement locations, and contours. <br /> • Submit Will Serve letters for water and sewer. <br /> • Submit a surface and subsurface contamination report. <br /> • Submit the remaining portion of the Minor Subdivision application fee. <br /> PRE-APPLICATION DISCLAIMER <br /> NOTE: The pre-application conference is designed to inform prospective applicants of <br /> General Plan consistency, zoning consistency, public improvement requirements, <br /> preliminary design constraints and opportunities, and major environmental and safety <br /> 2 <br />
