PARCEL ONE TO CONTAIN 7,500 SQUARE FEET, PARCEL <br /> TWO TO CONTAIN 5,100 SQUARE FEET, AND PARCEL THREE TO CONTAIN 5,000 <br /> SQUARE FEET. <br /> 3024 S. LAUREL STREET (APN 177-240-30) PA-0700148 (MS) <br /> The City of Stockton Public Works Department has reviewed the subject application and <br /> offers the following comments: <br /> 1. The owner/developer should install full frontage improvements on Laurel Street, <br /> within the limits of the project, as needed to provide a 50' right-of-way (25' half <br /> section), including, but not limited to, curb, gutter, sidewalk, driveway installation, <br /> pavement widening and street lighting. Said improvements should be installed prior <br /> to occupancy of any buildings/structures on this site. Should installation of these <br /> improvements prove not practical due to existing physical constraints, the <br /> owner/developer should enter into a recorded Deferred Improvement Agreement <br /> whereby the owner/developer agrees to install the required improvements at such <br /> time as it is practical. <br /> 2. All off-site improvements shall conform to City of Stockton Standard Plans and <br /> Specifications <br /> The owner/applicant should also be aware of the following: <br /> 1. The site lies within the boundary of the South Stockton Community Facilities District <br /> 90-1 (Sewer District) and is not currently annexed. The property owner should be <br /> aware that as a condition of receiving additional City of Stockton sewer service, the <br /> property owner must annex to the District (sign the CFD 90-1 MOU) and pay thE�tockton <br /> District annexation fee (currently $11,720.31/acre based on the acreage as h4lyd <br /> u-� cfi <br /> IIIII � <br />
