CONDITIONS OF APPROVAL JOSE & SHARON SAENZ MS-92-10 Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval of the Parcel Map. 1. DEPARTMENT OF PUBLIC WORKS a. A Parcel Map is required (Planning Title Section 9-9112) . b. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The fee is due and payable at the time of the building permit application. (The fee currently is $2 , 164 . 00 per single family dwelling unit in the Tracy area. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record) . c. The owner shall execute an Irrevocable Offer to Dedicate a Twenty-five foot (251 ) wide right-of-way along the westerly property line of APN 253-310-12 and 19. (A $200. 00 fee currently is required for processing per Planning Title Section 9--10502 in addition to a copy of the Grant Deed) (Planning Title Section 9-9204 , 9-9380) . d. The frontage improvements for right-of-way to be offered for dedication in Recommendation #c above, across Parcels #1 and #2 shall be constructed in conformance with the standards for one-half of a 50-foot right-of-way farm or estate subdivision street. The construction of the frontage improvements will be deferred upon execution by the owner of a Deferred frontage and Roadway Improvement agreement or a Secured Deferred Frontage and Roadway Improvement Agreement with a deposit equivalent to their estimated construction costs prior to approval of the Parcel map. (A $250. 00 fee currently is required for processing per Planning Title Section 9-10502 in addition to a copy of the Grant Deed, legal descriptions of Parcels #1 and #2 , and an estimate. The estimate and legal descriptions shall be prepared by a Registered Civil Engineer with a typical section drawing on a form to be supplied by the Department of Public Works and submitted to the Department of Public Works for approval.
