CONDITIONS OF APPROVAL <br /> JOSE & SHARON SAENZ <br /> MS-92-10 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> a. A Parcel Map is required (Planning Title Section 9-9112) . <br /> b. The Traffic Impact Mitigation Fee will be required when the <br /> parcels are developed. The fee is due and payable at the time <br /> of the building permit application. (The fee currently is <br /> $2 , 164 . 00 per single family dwelling unit in the Tracy area. <br /> The fee shall be automatically adjusted July 1 of each year by <br /> the Engineering Construction Cost Index as published by the <br /> Engineering News Record) . <br /> c. The owner shall execute an Irrevocable Offer to Dedicate a <br /> Twenty-five foot (251 ) wide right-of-way along the westerly <br /> property line of APN 253-310-12 and 19. (A $200. 00 fee <br /> currently is required for processing per Planning Title <br /> Section 9--10502 in addition to a copy of the Grant Deed) <br /> (Planning Title Section 9-9204 , 9-9380) . <br /> d. The frontage improvements for right-of-way to be offered for <br /> dedication in Recommendation #c above, across Parcels #1 and <br /> #2 shall be constructed in conformance with the standards for <br /> one-half of a 50-foot right-of-way farm or estate subdivision <br /> street. The construction of the frontage improvements will be <br /> deferred upon execution by the owner of a Deferred frontage <br /> and Roadway Improvement agreement or a Secured Deferred <br /> Frontage and Roadway Improvement Agreement with a deposit <br /> equivalent to their estimated construction costs prior to <br /> approval of the Parcel map. (A $250. 00 fee currently is <br /> required for processing per Planning Title Section 9-10502 in <br /> addition to a copy of the Grant Deed, legal descriptions of <br /> Parcels #1 and #2 , and an estimate. The estimate and legal <br /> descriptions shall be prepared by a Registered Civil Engineer <br /> with a typical section drawing on a form to be supplied by the <br /> Department of Public Works and submitted to the Department of <br /> Public Works for approval. As an option the Department of <br /> Public Works will prepare the drawing with estimate for an <br /> additional fee of $100. 00) (Planning Title Section 9-904 , 9- <br /> 9380, 9-9430, 9-9433) . <br />
