INTRODUCTION <br /> Our office has been retained by Joe Esenarro to perform a soil <br /> suitability study for his property located on W Lehman Rd, just <br /> east of Bird Rd, Tracy, California (APN 255-030-02 ) . The purpose <br /> of this study is to determine the suitability of the property for <br /> septic tank usage in light of the proposed development. This study <br /> was performed according to the requirements of Section 9-1105 . 2 (d) <br /> of San Joaquin County Development Title. This report presents the <br /> results of our study. <br /> II . PROPOSED DEVELOPMENT <br /> The area where the property is located is currently zoned AG- <br /> 40, for general agricultural use. The subject property consist of <br /> a rectangular shaped 75 . 2 acre parcel located on W. Lehman Rd, east <br /> of Bird Rd, Tracy, California. It is proposed to divide the <br /> property into 2 parcels, 1 - 2 . 5 acre parcel (Parcel 1 ) with a <br /> designated remainder of 74 acres (Parcel 2, see the attached Parcel <br /> Map, Plate No. 1 ) . There are no existing structures on the <br /> property. Both parcels will have potential homesites on them. <br /> Proposed homesite for parcel 1 will be located at the south end of <br /> the parcel with an approximate 300 foot set back from Lehman Rd. <br /> Proposed homesite for parcel 2 will be located adjacent to the west <br /> side of parcel 1 with similar setback. <br /> III . PRESENT AND PAST USE OF THE SITE <br /> The west half of the site is currently a walnut orchard which <br /> was planted in 1985 . The east half of the site is currently bare, <br /> but was previously occupied by a 27 year old walnut orchard. Prior <br />
