Fuel tanks that may have been on the property(other than the propane tanks illustrated in the
photographs)prior to Ruiz's ownership are unknown, have not been documented, and are unlikely.
2.)Nitrate from agricultural crop fertilization and agrichemical residues from crop production are
of an unknown concern at this time.
There is an extremely slight potential of DDT residual insecticide from farming operations that
may have taken place on the property decades ago, although this is somewhat improbable and also
inconsequential. Any minute residual pesticide concentrations are inconsequential in my
professional opinion because the vast majority of the property will remain in agricultural
production and not be developed into a residential subdivision.
§3.3 Description of all current on-site potential and/or known above ground and below ground sources
of contamination identified at the project site are included in Section 3.2. No sources of current
aboveground contamination exist that were observable. Subsurface contamination of known or
unknown contaminants may be possible. As referenced, the on-site septic system leachfield and
surrounding leachfields may be considered to have a very slight impact due to sparse density.
§3.4 Description of all past off-site potential and/or known above and below ground sources of
contamination identified in the area of the project site that could impact the site include:
Information conveyed by the Envisions Program Documents-Underground Storage Tank Site
Mitigation Database List illustrate no listings on, or in proximity to the subject property. Four
Leaking Underground Fuel Tanks (LUFTs)are within 1000 ft of the property, but have been
completely remediated, based upon the Geotracker data. The distances involved make it
impossible for these sites to impact the subject property. The pertinent cases have been closed.
There are no other publically disclosed contaminated sites within 1000 feet of the subject property.
Agricultural spray drift(non-target)from the nearest agricultural production land affecting the
property could be a possibility, since agricultural production occurs all around the property.
The science of pesticide residues in soil, air, surface water and groundwater is extremely complex
and variable. Environmental models that attempt to predict pesticide behavior and transport in the
environment are beyond the scope of this investigation. As referenced below, although DDT was
banned in 1972, its presence in San Joaquin Valley soils is indicative of its long half-life of 15.6
years. Consequently, there may be extremely small concentrations of DDT and its degradates in the
subject property soils.
Pesticides with long half-lives that may have been used or drifted onto the property decades ago,
primarily DDT, may be of an extremely slight concern. DDT was used extensively throughout the
agricultural fields of the San Joaquin Valley and degradates of DDT can be found in nearly all
these soils. Previous Exposure Assessments made on typical San Joaquin Valley soils suggest an
extremely low probability of adverse health effects from soil DDT/DDD and DDE concentrations
(if the concentrations even exist). The environmental fate data are presented below for DDT, and
its degradates DDD and DDE.
Page -5-
Chesney Consulting
