CONDITIONS OF APPROVAL <br /> MS-92-182 <br /> PIETER & ETHEL GROENVELD <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire two (2) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor' s <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. The minimum parcel size for the homesite parcel shall be <br /> 1. 5 net acres. (Planning Title Section 9 . 4010. 2{cl) <br /> b. The minimum parcel width shall be 100 feet. (Planning <br /> Title Section 9 . 4010. 1 {bl ) <br /> C. A Notice of Nonrenewal of the Williamson Act Contract <br /> shall be filled on Parcel 2 . A recorded copy of this <br /> Notice with a required signatures shall be submitted to <br /> the Planning Division. (Planning Title Section 9- <br /> 2352{bl {31 ) <br /> 2 . DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9- <br /> 9112) <br /> b. All easements of record shall be shown on the Parcel Map. <br /> (Planning Title Section 9-9184) <br /> C. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $2 , 235 . 00 per single family dwelling unit in the <br /> Escalon area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost <br /> Index as published by the Engineering News Record. ) <br /> (Resolution R-90-304 , R-91-1025) <br /> d. Dedication to result in a 25-foot wide right-of-way from <br /> the centerline of Lemon Avenue to the property line shall <br /> be required across the frontage of APN 249-110-30 . <br /> (Planning Title Section 9-9430, 9-9431) <br />
