Conditions of Approval <br /> MS-92-182 <br /> Page 2 <br /> e. The frontage improvements for Lemon Avenue across Parcel <br /> 2 shall be constructed in conformance with the standards <br /> for one-half of a 50-foot right-of-way rural road. The <br /> construction of the frontage improvements will be <br /> deferred, upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured <br /> Deferred Frontage and Roadway Improvement Agreement with <br /> a deposit equivalent to their estimated construction <br /> costs prior to approval of the Parcel Map. (A $250. 00 <br /> fee currently is required for processing per Planning <br /> Title Section 9-10502 in addition to a copy of the Grant <br /> Deed, legal description of Parcel 2 and an estimate. The <br /> estimate and legal description shall be prepared by a <br /> Registered Civil Engineer with a typical section drawing <br /> on a form to be supplied by the Public Works Department <br /> and submitted to the Public Works Department for <br /> approval. As an option the Department of Public Works <br /> will prepare the drawing with estimate for an additional <br /> fee of $100. 00. ) (Planning Title Section 9-9430 , 9-9433) <br /> f . Any driveway that exceeds 150 feet in length from any <br /> public roadway shall be improved in accordance with the <br /> requirements of the Uniform Fire Code Section 10. 207 , San <br /> Joaquin County Standards F-la, F-lb, and F-lc and the <br /> Escalon Fire District prior to issuance of the building <br /> permit. (San Joaquin County Ordinance No. 3622) <br /> g. Requirements for construction of improvements shall be <br /> no-iced by a statement on the Parcel Map. (Subdivision <br /> Map Act Section 66411. 1) <br /> h. Parcel 2 shall contain a minimum of 1. 5 acres net after <br /> dedication. (Planning Title Section 9 . 4010. 2) <br /> 3 . PUBLIC HEALTH SERVICES: <br /> a. A soil suitability study as required by Section 10100 of <br /> the San Joaquin County Development Code must be performed <br /> prior to approval of the Parcel Map indicating that the <br /> area is suitable for septic tank usage. (San Joaquin <br /> Planning County Title Section 10100) <br /> b. The existing private water wells shall be tested for the <br /> chemical Dibromochloropropane (DBCP) and nitrates prior <br /> to recordation of the Parcel Map. Samples are to be <br /> taken and run by a State-approved lab. (San Joaquin <br /> County Planning Title 9-10100-05) <br />
