CONDITIONS OF APPROVAL <br /> JAMES E. RENFROW <br /> MS-91-59 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> Conditions of Approval: <br /> a. Dedication to result in a 50-foot wide right-of-way from <br /> the southerly right-of-way of Lemon Avenue to the <br /> property line shall be required across the frontage of <br /> Parcel 1 . <br /> b. The frontage improvements for Lemon Avenue across Parcel <br /> 1 shall be constructed in conformance with the standards <br /> for one-half of a 50-foot right-of-way farm or estate <br /> subdivision street. The constructions of the frontage <br /> improvements will be deferred, upon execution by the <br /> owner of a Deferred Frontage Improvement Agreement, prior <br /> to approval of the Parcel Map. (A $250 . 00 fee currently <br /> is required for processing per Planning Title Section 9- <br /> 10502 in addition to a copy of the Grant Deed, legal <br /> description of Parcel 1, and an estimate. The estimate <br /> and legal description shall be prepared by a Registered <br /> Civil Engineer with a typical section drawing on a form <br /> to be supplied by the Public Works Department and <br /> submitted to the Public Works Department for approval . <br /> As an option the Department of Public Works will prepare <br /> the drawing with estimate for an additional fee of <br /> $100. 00. ) <br /> C. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. <br /> d. All easements of record shall be shown on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> e. A Parcel Map is required. <br /> f . Remainder shall be designated as "Designated Remainder" <br /> on Parcel Map. <br />
