CONDITIONS OF APPROVAL JAMES E. RENFROW MS-91-59 Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval of the Parcel Map. 1. DEPARTMENT OF PUBLIC WORKS: Conditions of Approval: a. Dedication to result in a 50-foot wide right-of-way from the southerly right-of-way of Lemon Avenue to the property line shall be required across the frontage of Parcel 1 . b. The frontage improvements for Lemon Avenue across Parcel 1 shall be constructed in conformance with the standards for one-half of a 50-foot right-of-way farm or estate subdivision street. The constructions of the frontage improvements will be deferred, upon execution by the owner of a Deferred Frontage Improvement Agreement, prior to approval of the Parcel Map. (A $250 . 00 fee currently is required for processing per Planning Title Section 9- 10502 in addition to a copy of the Grant Deed, legal description of Parcel 1, and an estimate. The estimate and legal description shall be prepared by a Registered Civil Engineer with a typical section drawing on a form to be supplied by the Public Works Department and submitted to the Public Works Department for approval . As an option the Department of Public Works will prepare the drawing with estimate for an additional fee of $100. 00. ) C. Requirements for construction of improvements shall be noticed by a statement on the Parcel Map. d. All easements of record shall be shown on the Parcel Map. ORDINANCE REQUIREMENTS: The Ordinance Requirements listed below have been identified as pertinent to this project. Other Ordinance Requirements may also apply. Ordinance Requirements cannot be modified. e. A Parcel Map is required. f . Remainder shall be designated as "Designated Remainder" on Parcel Map.
