CONDITIONS OF APPROVAL <br /> SA-01-2 <br /> Rausser <br /> Site Approval Application No. SA-01-2 was approved by the San Joaquin County Community <br /> Development Department on February 13, 2001. The effective date of approval is February 23, 2001. <br /> This approval will expire on August 25, 2002, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact:Jennifer Jolley,468-3161) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details(including gates),on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST" for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for the following as shown on the Site Plan dated January 8, <br /> 2001: <br /> (1) To construct a 185-foot-high three-legged lattice tower for wireless telecommunication activities <br /> (Use Type: Communication Services:Type 11). <br /> (2) To construct five(5)200-square-footequipment buildings. <br /> (3) To construct a 36-square-foot propane pad and a 48-square-foot generator pad. <br /> (4) The total area of the project is 6,800 square feet. <br /> c SETBACKS: The structure shall comply with the following setback requirements: <br /> (1) The proposed tower and accompanying equipment shelter shall be set back a minimum of ten <br /> (10) feet from the west property line and thirty (30) feet from the north property line. <br /> (Development Title Section 9-010.5) <br /> (2) New freestanding support structures shall be located a distance equal to at least the height of <br /> the said structure from residential structures on adjoining properties.(Development Title Section <br /> 9-1065.4[d]) <br /> d. STORM DRAINAGE: Any additional storm water drainage created by new improvements shall be <br /> retained on the site. The drainage pattern and corresponding storm drain improvements shall be <br /> shown on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect <br /> shall be included. <br /> Conditions of Approval 1 - SA-01-2 <br />
