CONDITIONS OF APPROVAL SA-01-2 Rausser Site Approval Application No. SA-01-2 was approved by the San Joaquin County Community Development Department on February 13, 2001. The effective date of approval is February 23, 2001. This approval will expire on August 25, 2002, which is 18 months from the effective date of approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits have been secured and remain in force, and (3) all necessary permits from other agencies have been secured and remain in force. Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled prior to the establishment of the use and the issuance of any building permits. Those Conditions followed by a Section Number have been identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot be modified, and other Ordinance requirements may apply. 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact:Jennifer Jolley,468-3161) a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site Plan required as a part of the building permit must be prepared by a registered civil engineer or licensed architect. This Plan must show drainage, driveway access details(including gates),on-site parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK LIST" for details). A fee is required for the Site Plan review. (Development Title Section 9-884) b. APPROVED USE: This approval is for the following as shown on the Site Plan dated January 8, 2001: (1) To construct a 185-foot-high three-legged lattice tower for wireless telecommunication activities (Use Type: Communication Services:Type 11). (2) To construct five(5)200-square-footequipment buildings. (3) To construct a 36-square-foot propane pad and a 48-square-foot generator pad. (4) The total area of the project is 6,800 square feet. c SETBACKS: The structure shall comply with the following setback requirements: (1) The proposed tower and accompanying equipment shelter shall be set back a minimum of ten (10) feet from the west property line and thirty (30) feet from the north property line. (Development Title Section 9-010.5) (2) New freestanding support structures shall be located a distance equal to at least the height of the said structure from residential structures on adjoining properties.(Development Title Section 9-1065.4[d]) d. STORM DRAINAGE: Any additional storm water drainage created by new improvements shall be retained on the site. The drainage pattern and corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect shall be included.
