APN: 021-020-12,15 <br /> INTRODUCTION & PROPOSED DEVELOPMENT <br /> The parcels contains 245 acres and is to be subdivided into five parcels. The site is located in the <br /> SE quadrant of the intersection of Liberty and Jack Tone Roads. The parcels are vacant. The land <br /> is Zoned AG 40 according to the CDD of SJC. (Copy included). Coyote Creek(Intermitant)runs <br /> thru the parcel in a northwesterly direction, as shown on the USGS Map, included. <br /> PRESENT AND PAST USES OF THE SITE <br /> The land was purchased in 1971 by the Pacheco family, former owner. Cattle were raised on the <br /> property by the Pacheco family. The previous owner also raised cattle. The land is suited for <br /> livestock grazing or dryland grain crops.Aerials included in this report show the site for the years <br /> 1952, 1993 and 1998.No chemical use records were found for the past five years. <br /> EXISTING/PROPOSED SEPTIC TANK USAGE <br /> There are no existing septic systems on the parcel to be subdivided. Few residences exist along <br /> Liberty Road in this area. A repair record is included for 11288 E. Liberty Road and 20695 <br /> Liberty road. Both sites show hardpan existing. At 14151 a new system was installed for a <br /> modular home and the existing septic system destroyed. This site also shows hardpan. The area <br /> has marginal soil in general. The USDA Soil Survey of San Joaquin County describes the soil as <br /> follows: "Where used for homesite development,the main limitations are depth to the very slowly <br /> permeable claypan,depth to the hardpan,-----on site sewage disposal is dificult on the soils <br /> because of the very slow permeability and the hardpan". The owner's representative located the <br /> probable location for a homesite on each of the five parcels. Only two parcels passed the <br /> percolation tests. Additional drilling was necessary to find a suitable area for the leach fields for <br /> the remaining three parcels. Sandy soil layers were found on each of the three parcels. The three <br /> parcels passed the percolation testing. The large size of the parcels and the homesite locations <br /> being unknown may result in pumping the clear effluent to the leach fields. Each lot is large <br /> enough to provide room for a second unit dwelling.However additional investigation may be <br /> required to determine an acceptable location for the additional leach fields. <br /> GROUNDWATER INFORMATION <br /> The depth to static water is approximately 145',as shown on Map-Lines of Equal Depth to <br /> Ground Water published by SJC, Spring 1999.Coyote Creek carries the surface runoff during the <br /> rainy season and is dry during the summer months except for small pool areas near Liberty Road. <br /> No groundwater contamination issues are evident. No operating wells exist on the parcel to be <br /> subdivided.Two former wells are in the process of being abandoned. <br /> 1. <br />
