SUMMARY <br /> This study completes our analysis of the 3 lot subdivision proposed for the designated site. As <br /> indicated in the attached Soil Exploration Report,the terrain in general is not conducive to, <br /> standard septic system installation. The San Joaquin County Sewage Standards, dated 11/96 and <br /> the San Joaquin Development Title are applicable to this development. The Map should be <br /> conditioned to require an engineer designed on-site septic system for Parcels I & 3, and a <br /> standard syiiemTor Parcel 2 (Selective location),all to be approved by the Environmental Health <br /> Department of San Joaquin County. <br /> SITE BACKGROUND INFORMATION <br /> The 3 parcels shown on the proposed Parcel Map represent the land utilized for grazing of <br /> cattle. The land presently is used for pasture for cattle and has been pasture for over 10 years.The <br /> Agricultural Commissioner's Office reported on 8/21/01 negative results for a file check on <br /> chemical use by permit. An irrigation well furnishes water to a portion of the land. Some of the <br /> land is not sloped for irrigation and is dry pasture. At one time a small earthen dam was <br /> constructed across the swale to provide water for the cattle. This dam was removed and the swale <br /> drains the runoff irrigation water at present. The swale runs thru the existing parcel from <br /> northwest to southeast. A commercial Turkey raising facility exists immediately to the north of <br /> Parcel 1 & 2. When the site was first visited, the flies were massive in numbers and the vehicle <br /> windows were rolled up to prevent an intrusion of flies. On the second visit the flies were not <br /> noticed. It may be related to the manure processing time table. The location of any residence near <br /> a manure processing area should expect flies at a certain time. The odor was only observed within <br /> approximately 100'of the manure piles. There are numerous"vernal pools", especially on Parcel <br /> 2. The conditions of approval of PA-02-3 require certain setbacks from the Swale. The 2002 <br /> grass crop was dead as of the final percolation test on June 21. There is extreme danger of <br /> starting a fire from any vehicle which traverses the area. The Fish& Wildlife Service commented <br /> on Jan. 31, 2002 via letter to Mr. Rick Griffin of the SJCCDD with reference to the ESA, as they <br /> believe the property contains vernal pools. As of this date the final conditions is not known by the <br /> preparer of this report. <br /> GROUNDWATER INFORMATION <br /> Groundwater elevation as determined by the San Joaquin County Flood Control and Water <br /> Conservation District Maps(1992) show 150 feet on lines of equal depth of water wells for this <br /> area. The present well on Parcel 3 was sampled and the report from FGL is attached. The <br /> results are satisfactory.(DBCP and Nitrate). <br /> SOIL PROFILE AND PERCOLATION TESTING <br /> Attention is directed to the summary of the June 21,2002 field observations, contained in the <br /> Soil Exploration Report. <br />
